MORGAN RECTOR LEAGUE
ABSTRACT NO. 46
BRAZOS COUNTY, TEXAS
Field notes of a 23.35 acre tract or parcel of land, lying and being
situated in the Morgan Rector League, Abstract No. 46, Brazos County, Texas and
consisting of a called 22.85 acre tract conveyed to Kenn~th Clarence Krenek by
Gladys Birdie Patrick et a1 by partition deed described as Tract No. 10 and
recorded in Vo.lume 289, Pages 160 - 1.70 of the Deed Rec.ords of Brazos County, Texas
and all of that called 0.447 acre tract conveyed to Kenneth Clarence Krenek by
Gladys Birdie Patrick et al by partition deed recorded in Volume 334, Pages 737 .~
744 of the Deed Recordes of Brazos County~ Texas and being more particularly
described by metes. and bounds as follows:
BEGINNING at an iron rod found marking the South corner of the aforementioned
22.85 acre tract, same being the East. corner of the Hugo H. Krenek 22.99 acre tract,
described as Tract No. 11 in the aforementioned partition deed;
THE~CE N 45009'00" W along the connnon line between the aforementioned Hugo
Krenek Tract and the Kenneth C. Krenek Tracts for a total distance of 735.86 feet
to an iron rod for corner, said corner also lying on the Southeast right-of-way
line of Sout~westParkway;
THENCE N 44039'49" E along the S.ou~heast right-of-way line of Southwest
Parkway for a distance of 1381.32 feet to a concrete monument found for corner;

THENCE S'45012'10" E along the COllUDon line between the herein described
Kenneth Krenek Tracts and the Lillian M. .Thompson Tracts also described in the
above referenced partition deeds for a total distance o,f 737.65 feet to an iron .1.

and. containing 23.35 acres of land, more or less.

3. The land referred to in this policy is described as follows:
All that certain lot, tract or parcel of land lying and being situated in the MORGAN
RECTOR LEAGUE, Abstract #46, Brazos County, Texas, being a parcel or tract of land
embracing 17.44 acres comprised of a 16.94 acre tract conveyed to Lillian Marie Thompson
by Gladys B. Patrick, et al in a partition deed recorded in Volume 289, page 160, Deed
Records of Brazos county, Texas, and a 0.484 acre tract conveyed to Lillian Marie
Thompson by Gladys B. Patrick, et al in a Partition Deed recorded in Volume 334, page 737,
Deed Records of Brazos County, Texas, said 17.44 acre tract is the separate property of
the grantor and is more particularly described by metes and bounds as follows:
BEGINNING. at a 5/8 inch iron rod found marking the south corner of the aforementioned
16.94 acre tract;
THENCE N 450 121 10" W for a distance of 737.65 feet to a concrete monument found for
corner, said corner also lying in the southeast right-of-way line of Southwest Parkway;
THENCE N 440 391 49" E along the southeast right-of-way line of Southwest parkway for a
distance of 1140.44 feet to a concrete monument found for corner;
THENCE S 280 051 00" E for a distance of 777.68 feet to a 5/8 inch iron rod found for
corner, said corner also being the east corner of the aforementioned 16.94 acre tract;
THENCE S 440 581 51" W along the southeast line of the said 16.94 acre tract for a distance
of 911.52 feet to the PLACE OF BEGINNING and containing 17.44 acres of land,more or less,
as per actual survey made on the ground by Jerry Bishop, Registered Professional Engineer
No. 37426 in the month of February, 1980.
And being the same property described in Deed from Lillian M. Thompson, et :vir to Ronald
Cruse, Trustee, dated March 17, 1980, recorded in VGlume 447, page 315, Deed Records of
Brazos County, Texas.
