Lot 18R & 19R, Block 18, Southwood Valley Section 4-B College Station, Texas STORM DRAINAGE REPORT Lot 18R & 19R, Block 18 Southwood Valley Section 4-B College Station, Texas INTRODUCTION: - This study is intended to describe the effects upon the drainage system that result from the development of Lots 18R and 19R, Block 18, Southwood Valley Section 4-B. It compares the existing and proposed conditions to show that improvements associated with the development do not cause adverse impacts on downstream properties. MZKK1810 The site is located in southern College Station, near the intersection of Ponderosa Drive and Longmire Drive. The site is bounded by Ponderosa Drive to the south, Longmire Drive to the west, property owned by Securcare Properties X Ltd. to the north, and property owned by Davis and Thelma McGill to the east. DESCRIPTION: The proposed site for the development covers 2.734 acres. It is currently pastureland that is covered with brush and native grass. The land slopes generally northward and is drained by a tributary of Foxfire Creek. DRAINAGE REPORT PAGE 2 __. Lot 18R & 19R, Block 18, Southwood Valley Section 4-B College Station, Texas DRAINAGE BASIN: The site lies in the drainage basin of Foxfire Creek, which is a tributary of Carters Creek. No part of the site is located in a 100-Year Flood Hazard Area according to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas, Map No. 48041C205 C effective July 2, 1992 as prepared by the Federal Emergency Management Agency (See Exhibit A). STORM DRAIN DESIGN CRITERIA: The proposed drainage system is designed in accordance with the City of College Station Drainage Policy and Design Standards (DPDS). The design storm for the underground system is a 10-year event, and flow calculations are based on the Rational Method. Pipe sizes were determined from Manning's Equation using an ` n7 of 0.014. STORM DRAIN SYSTEM DESIGN: Storm water from the proposed development will be captured in the parking lot curbs and conveyed to curb openings that drain into the detention areas. Storm water from Lot 18R and a portion of Lot 19R is conveyed to detention pond #1. Detention pond #2 is used to meter a portion of the storm water falling on Lot 19R- Exhibit C-1 gives the runoff calculations for the drainage areas in Exhibits B-1 and B-2. All computations use the parameters provided in the DPDS. DETENTION POND DESIGN: Proposed detention pond #1 is located in the northern corner of the property. It consists of an earthen berm and a concrete flume along the northwestern property boundary. The pond discharges into an existing creek along the northeastern property boundary of the site. Proposed detention pond #2 is located at the eastern comer of the property. It consists of a block retaining wall pond inside of a parking lot island. The average height of the wall is 2.5'. The outlet for this pond is a 12" RCP pipe that discharges into the same creek upstream of detention pond #1. Each pond was modeled for the 5, 10, 25, 50, and 100 year storm events. The hydrologic analysis of the drainage system is shown in Exhibits D-1 through D-3. Exhibit D-1 shows the hydraulic routing for detention pond #1. The 100-year event is contained in the ponds and released through the pond outlet devices. The drainage design for this site meets the requirements as stated in the City of College Station Drainage Policy and Design Standards.
