Box 10838, College Station, Texas 77842 979-846-6914 877-245-4839 Fax:979-846-8914 DRAINAGE REPORT GENERAL LOCATION AND DESCRIPTION Location The Fedora Subdivision consists of a 1.128 acre tract of land, lying and being situated in the Robert Stevenson League, Abstract No. 54 in the City of College Station. The property is adjacent to Wellborn Road and the abandoned Old Graham Road right of way. The Edelweiss Business Center surrounds the subject property on three (3) sides. Description of Property There are no drainage ways or tributaries within or adjacent to the subject property. The undeveloped property is crowned in the center producing four (4) drainage basins, A, B, C & D (See Attachments). The storm water run-off from the basins is conveyed to the North Fork of the Lick Creek Drainage Basin via sheet flows across adjoining properties and the Wellborn Road drainage ditches. The property is located in the unshaded Flood Zones "X', outside the 500-Yr. flood plain, as shown on FIRM (Flood Insurance Rate Map), Map Number: 48041 CO182 C, effective date of July 2, 1992. Runoff Calculation Method Runoff for all areas was calculated based on the "Rational Method". The runoff coefficients of 0.35, 0.64 and 0.9 were used for natural grassland areas, calculated grass and impervious areas, and the developed areas, respectively. (See Attachment #2) Intensity was determined by using the calculated time of concentration for each drainage area. As a result of the drainage areas being of minimal size, the Time of Concentration (Tc) was less than the required minimum standard of 10 minutes as lined out in the City of College Station's Drainage Requirements, therefore a Tc of 10 minutes was used. Hydraulic Calculations As shown in Table 1.1 and Table 1.2, a detention facility is required for Basin D. A V-notch weir is utilized to meter the release of the increased storm water production. The V-notch weir is hydraulically modeled using the weir equation, Q=C, * L * H"P, with (exp)=2.5, Cw 0.67 (300 angle) and L=1 and the Hydraflow software 'Hydrographs 6.02'. The stage discharge curve for the detention facility is attached for your review. DRAINAGE FACILITY DESIGN General Concept Once the site is developed, the majority of the site will consist of a parking area and a proposed restaurant building. A majority of the run-off will be captured in the parking areas where it is released via curb cuts. In Basins B & C, curb cuts allow the storm water runoff to sheet flow to the adjoining property at rates less than pre -developed conditions. In Basin D, the curb cuts release the water into the detention facility where the water has a metered release via a 300 V-notch weir as described above. Basin A did not incur any increase in storm water run-off and shall maintain its existing flow patterns. Only a portion of Basin D will be altered from its current state. Therefore Basin D is divided into sub -Basins D1 and D2 (See Attachment #2). Sub -Basin D2 does not change therefore will not require detention. Sub - Basin D1 is comprised mainly of impervious pavement and structures and will require detention. This will be facilitated by storing storm water run-off from the impervious areas associated with sub - Basin D1 in the detention facility located in the southwest portion of the site. The metered outfall from the detention pond shall be released into the Wellborn Rd. drainage ditch. (See Attachment 02) 50-Year and 100-Year Storm Events The 50-Yr. and 100-Yr. storm events incurred at Basins A, B, and C are released at rates equal to or less than pre - developed conditions with original sheet flow conveyance. For sub -Basin D1, both the 50-Yr. and the 100-Yr. storm events are detained in the detention pond and released via the v-notch weir. For the 100-Yr. storm event, the pond water surface elevation Is 327.42 with the top of berm elevation being 328.00. As shown above in Table 1.2, the combined run-off for sub -Basins D1 and D2 (Total Basin D) are less than pre -developed conditions for all storm events.
