Dear Al:
Currently the City of College Station uses a ratio of 1 space
per 100 sq. ft. of total area for Veterinary clinics. I feel
that this requirement is over designed for the actual use.
Being familiar with a few Veterinary clinics in this area, I
first called them to obtain information as to the number of spaces
they had in relationship to square footage and the usage of
these spaces. Of the four clinics surveyed, 100% said that it
would be very unusual to have one-half of their spaces filled at
any one time. The following clinics were surveyed.
AAA Animal Clinic . . . . . . . 8 spaces for 2000 SF
El Cerrito Animal Clinic . 22 spaces for 4500 SF
Anderson Ridge Vet. Hospital .. 18 spaces for 1800 SF
Southwood Valley Animal Hosp. . 6 spaces for 2200 SF
I also made a survey of the following cities as to their require-
ments on parking for Veterinary Clinics. The results are as
follows:

I bring this to your attention for numerous reasons. I did not
realize the impact of parking required as per our ordinance until
our involvement in the design of a Veterinary clinic. Please note
that nothing was mentioned until after we had gone to all the
requirements to obtain a building permit. I hope that the staff
and the Planning & Zoning Commission would take into consideration
changing of these parking requirements to a more realistic figure.
I would appreciate your consideration in this matter.
