PRESUBMISSION CONFERENCE

SUBJECT: Prel iminay Plat -Rainbow Acres 2nd Install ment -204.420 A. (84-303)
A Presubmission Conference was held on March 28th to review the above mentioned
plat, and staff recommends approval with the followi ng condit ions>'•:
(1) A 20 foot utility easement will be required along the rear property
line of each lot .
(2) A variance will be required for Lots 3, 4, 5 Block 7 regarding the 50 foot
frontage on thes e lots at the end of the cul-de-sac. Ordinance requires
100 foot frontage on lots with this type of configuration. Staff will
recommend denial of this variance.
(3) A variance will be required regarding the 60 foot R.O.W , for streets.
The City requires 70 foot rignt-of-ways but the County requires only
60 foot right-of-ways. Staff will recommend approval of this variance.
(4) Staff suggests the acreage of each lot to be shown on this plat.
*Any changes to an approved plat must be cleared through the Office of the
Director of Planning.
Submit 10 copies and a master copy of this plat to the Planning Department
by 5 P.M. on April 13th to be on the P&Z agenda April 19th.
