Our major point of contention is the seeming lack of overall plan which would describe how the site will interface with the surrounding properties. At the recent Planning and Zoning Commission hearing, it was evident that the purchaser of the Subject Property does not have an accurate picture of the exact location of the adjoining property lines (see attached plat). Also, we feel -that there exists a false impression regarding the number of parking spaces that the site can provide as well as the number of cars to be generated by the proposed use of the property as a dan ce studib. For example, data given on the number of students in a class was taken from the size of between-semester cl asses as opposed to the ·she .cif tlasS:es -during peak enrollment. As ordinary citizens we do not fully understand the rezoning procedure . We were taken by surprise by the Planning and Zoning Commission's recommenda- tion in favor of spot zoning. This seem~ quite inconsistent with the Council's professed commitment to stick to the Master Plan and to consider zoning changes only in the context of overall land use and traffic patterns . To avoid any future problems, we request that if the Subject Property is rezoned, then the Unitarian Fellowship be notified when the site plan and building permit applications are made so that we can review the accuracy of the use plan in relationship to the attached plat. This will insure that an effort is made in advance to work out. traffic and pa rkiag. :n:ob lems. Dr. Range June 7, 1983 Members of the City Council College Station, Texas Ladies and Gentlemen: This letter is to place on the record our concern regarding certain aspects of the rezoning of property (Part of Lot 30 and Lots 31 and 32, Block 9, West Park Addition) n~xt to the Unitarian Fellowship on Wellborn Road. Our major point of contention is the seeming lack of overall plan which would describe how the site will interface with the surrounding properties. At the recent Planning and Zoning Commission hearing, it was evident that the purchaser of the Subject Property does not have an accurate picture of the exact location of the adjoining property lines (see attached plat). Also, we feel -that there exists a false impression regarding the number of parking spaces that the site can provide as well as the number of cars to be generated by the proposed use of the property as a dance studib. For example, data given on the number of students in a class was taken from the size of between-semester cl asses as opposed to the ·size .Q'f dasS:es -during peak enrollment. As ordinary citi-zens we do not fully understand the rezoning procedure. We were taken by surprise by the Planning and Zoning Commission's recommenda- tion in favor of spot zoning. This seem~ quite inconsistent with the Council's professed commitment to stick to the Master Plan and to consider zoning changes only in the context of overall land use and traffic patterns . To avoid any future problems, we request that if the Subject Property is rezoned, then the Unitarian Fellowship be notified when the site plan and buildin_g permit applications are made so that we can review the accuracy of the use plan in relationship to the attached plat.
