SUBJECT: 84-410 -7603 Eastmark Drive Building -Parking Lot Plan
The P.R.C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions:*

The City Engineer (David Pullen) advised staff that he has reviewed this
project and has no problems with the access/drives shown. Co mpliance with
the P.R.C. drainage statement ~rovided is required.
-Electrical service requirements should be coordinated with the City Electrical
Department.
A minimum of one 6-yard dumpster will be required at this time; future re-
quirements may change. A minimum 12'x 12' pad is required for each individual
dumpster (or a 12' x 20 1 pad for 2 dumpsters). Pads must be at the same
elevation as the driving surface with a 50 foot radius of clearance maintained
for maneuvering trucks in front of dumpsters. (Trucks back up to dumpste rs).
Coordinate dumpster location with the Assistant Director of Public Services.
Should a screen fence be included around the dumpster, do not include gates.
Building code requires a total of 4 handicapped parking spaces for the size
of these facilities. Suggest applicant review the location of these spaces
with regard to the location of the ramps.
Indicate the phase lines on this project, including building, landscaping
and parking in each phase. Landscaping and parking for each phase must meet
requirements for same prior to occupancy.
An island is required at each end of a parking row; maintain a clearance of
23 feet between the end of a parking space and a building, or 20 feet between
the end of an island and a building (for driveway).
Observe the 2 foot offset from the property line as required by ordinance to
allow for overhang in parking spaces, or provide an easement from the adjacent
owner to accommodate this overhang.
Observe the required 10 foot setback from the property line to the sign.
A 611 raised curb is required around all edges of all parts of all paved areas

without exception. (To include islands, planting areas, access ways,
dumpster locations, utility pads, etc.) Curb detail to be approved
by t he City Engineer. No exceptions will be made for areas indicated
on site plan as "reserved for future parking".
Ind icate varieties and sizes of trees and shrubs planned. Locate
(via legend) each variety. Specify type and application of groundcover
(shrub or grass).
Re-calculate parking space points correctly.
*Any changes to the approved site plan must be cleared through the Office
of the Director of Planning.
SUBMIT 5 COPIES OF REVISED PLAN TO THE PLANNING DEPARTMENT FOR REVIEW AND
APPROVAL~ AFTER WHICH, 3 COPIES WILL BE RETURNED TO THE APPLICANT.

Dear Shirley:
To follow up on the PRC meeting regarding this project, we have enclosed five (5) sets
of the revised Site Plan, including the Landscaping/Irrigation Plan, for a proval. f~·ve
copies of the revised Drainage Plan were previously submitted on ay 11th, 1t is my
understanding that it has been approved. I believe that all con 1 noted in your
memorandum of April 11th have been resolved. An overhang easement will be provi C1
prior to application for a building permit to satisfy Item #7 in the memorandum. Referencer/
Item #8, the Project Sign is less than 1 O' from the property line but is not higher than

Dear Mr. Evans:
As per our meeting of this date, it is mutually agreed that
the existing 5 trees (of +4.5" caliper) shall receive 125
pts. each and 1 tree (of 4.25" caliper) shall receive 200
pts. These points are based 'on the fact that there will be
no outside changes or construction which would endanger the
survival of these trees, hence the accrual of points based
on proper barricade distance.
Please also be aware that if any or all of these trees die,
then you must replace them with equal points (up to the
minimum required for the lot size>.
While the property is not required to comply with the
landscape ordinance for occupancy, our pro-active code
enforcement will require compliance at the time of
inspection. Therefore, it is acceptable to move in tenants
and finish the plantings in October or November 1991, and
then to submit a landscape plan shortly thereafter. At that
point I will provide a letter indicating your compliance to
the landscape ordinance for your files and ours. Let's try
and have everything done by December 1991.
