(Area Progress Corp.) SUBJECT: Preliminary Plat -Southwood Valley Section 25 -83-313 A Pres ubmis s ion Conference was held on this date to review the above plat. Staff recommends that the plat is reviewed again after all changes Mr. Fitch has indicated he is planning are made, When replanning this development, the following conditions should be con- sidered: ( l ) (2) (3) ...fif) (5) (6) y ) d) (9) Show the flood plain on the plat , Furnish drainage plan to City Engineer which includes pre-construction and post-construction calculations. Furnish sanitary sewer flow calculations to City Engineer , Show all dimensions, including lot sizes, street widths, etc. Show fire hydrant locations. All residential dwellings must be within 500 ft. of a hydrant. Show all necessary utility easements. Coordinate planning with the City electrical department concerning a route for the utility line for a major feeder tie. If cul-de-sacs are included in plans, name both legs of the street the same name. Staff suggests the Developer consider looping some of the streets rather than having each street in the development shown as a cul-de-sac. Zoning Official John Goff, GTE SUBJECT: Master Preliminary Plat-Southwood Valley Sect. 25 -84-300 A presubmission conference was held on 12/21/83 to review the above mentioned plat, and staff recommends approval with the following conditions:* ( 1 ) (2) (3) (4) (5) (6) (7) (8) Show fire hydrants -all residences must be within 500' Furnish drainage plan to City Engineer which includes pre-construction and post-construction calculations . Furnish sanitary sewer flow calcwlations to City Engineer. Maintain minimum 21 separation between high voltage conduit and low voltage conduit in the utility easements. Transformers should be set just behind the R.O.W. Work with E.P.E . in setting transformers. Will need 20' utility easement on the south side of the project (cul-de-sacs Pueblo, Rayado & Arroyo) from the utility easement on the Family Tree side to the cul-de-sacs. Size and configuration of drainage easement to be determined at the time calculations are submitted to the City Engineer. Recommend looping some streets rather than having so many cul-de-sacs. * Any changes to the approved plat must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLAT TO THE PLANNI NG DEPARTMENT BY 5:00P.M. ON DECEMBER 28 TO BE I INCLUDED ON P&Z AGENDA JANUARY 5TH 1984.
