A Presubmission Conference was held on this date to review the above mentioned
plat, and staff recorrrnends approval but notes that the P&Z Conmission and the
Council should be aware that the following variances are included:
(1) Streets have 60 foot right-of-ways which complies with County
standards, rather than 70 foot right-of-ways which would comply
with City requirements.
(2) Frontage widths of Lot 13 and Lot 2 are less than the City
requirement of 100 feet.
THIS PLAT IS SCHEDULED FOR P&Z COMMISSION MEETING DECEMBER 20th.

Dear Jim:
On Dec. 5, 1984 the City of College Station staff held a presubmission meeting on
the above subdivision. A copy of the memorandum from that meeting is attached.
You will note the staff recommended approval of the sixty-foot wide right-of-way
consistent with the rest of Quail Run Estates.
We have found great difficulty constructing stable ditch . sections for the City's
rural standard roadway within the "county standard" sixty-foot right-of-way.
We will no longer be recommending a variance from the seventy-foot wide minimum
right-of-way required in our subdivision ordinance for ETJ subdivisions. The
above preliminary plat did receive the variance when approved by the Planning and
Zoning Commission Dec. 20, 1984 and the City Council Jan. 10, 1985. The variance
holds only for this preliminary plat and if it expires the seventy-foot right-of-
way will be required when the area is again considered.

legibly appear on plat.
DEADLINE: Received in Planning Department 20 days prior to Planning and Zoning
Commission {P&Z) meeting. Regular meetings held first and third
Thursdays of each month.
