Concerning the parking space we lost when we saved t he tree at the P-M Lube Center .
We will replace the parking space with the area in front of the work bay . We have
already finished the stripes for the Lube Center, so we would like to add the stripes
in front of the work bay when we do the Professional Car Care Services next door .
If the tree we saved does not survive we will remove the island and replace the
original parking space, stripes included.

Dear Phil:
Concerning the parking space you lost when you saved the tree at the P-M
Lube Center, Jane Kee and I agree it is worth the effort. However, in order
to replace the parking space, we need to have you put stripes in front of
the work bay area (see sketch). This will encourage customers to line up
for service rather than park along curbed areas. We realize you already
have striped the rest of the lot. Rather than make you come back and stripe
for the Lube Center C.O., we will be looking for these stripes come time
for the C.O. at Professional Car Care Services. Also, in the event that
the tree doesn't survive, we will require a letter from you stating you will
remove the island .and replace the parking space, stripes included. Please
get this letter to me as soon as you can.
I spoke with Eric Ploeger, the City Forester, about suggestions .for helping
the tree. He needs to come out to look at the tree and at that time tell
you what can be done. Call him at 693-7273. I strongly suggest you get
together with him about this.

The P.R.C. met on this date to review the above mentioned project and will
set another date to review it again when the following changes have been

number of required parking spaces is 28 plus the 8 service bays. Show
the dimensions and square footage of the building and also that of the
service area so exact determination of required number of spaces can
be made.
Show the required 8 ft. setback from the property line to the curbing
of the parkrng area,
There must be a 15 ft. separation between buildings or the buildings
must be constructed with 4 hour fire walls (no penetration) if lot
line construction is used,
The addition of an island is required at the northwest corner of the
pa r k i n g l o t.
Locate the dumpster pad as directed by the Director of Public Services.
Dumpster pad (12' x 12') should be at grade, with screening but no gates.
Indicate dimensions of the island at the northeast corner of the building.
Show location of sign; include elevations; all subject to approval by
the Zoning Official. Applicant verbally indicated the sign will be on
or near the property line and will be shared by both businesses.
Landscaping must be in compliance with the Landscaping Ordinance, which
was furnished.
A 611 raised curb is required around all edges of all parts of all paved
·areas without exception, (To include islands, ~lanting area s , access ways,
dumpster locations, utility pads, etc.) Curb detail to be approved by the
City Engineer. No exceptions will be made for areas indicated on site
plan as "reserved for future parking.11
Submit 5 revised copies of site plan to Plann i ng Department for further review
