De ar Mr. Allen:
As you will recall on March 21, 1985 you were given permission by
the City's Assistant City Engineer to locate the freestanding
sign at Allen Honda in a City easement. You agreed at that time
to construct an island to totally contain the sign in order to
avoid potential traffic circulation problems. To date this
has not been accomplished.
Please take care of this matter in a timely fashion. kn
inspection will again be made of the premises at the end of this
month. If there is some reason why the island cannot be
constructed within this time period please contact me. Thank you
fo r your cooperation.

A G R E E M E N T
The undersigned parties agree that the freestanding siqn for Allen
Honda car dealership located at the northwest corner of Southwest Parkway
and the Highway 6 East By-Pass (7600 Highway 6 East By-Pass) ~an be
located in the utility easement as shown on the attached site plan. The
sign structure shall meet clearance requirements from any overhead electric
lines as required by the National Electric Code.
Any damage or relocation of this sign located in the easement because
of the City's use of the easement shall be the responsibility of .. the owner
of the property at 7600 Highway 6 East By-Pass .

Auto dealer parking requirement
Most cities I researched require one space for each 200 or 300 square feet of
sales building area. A few require no parking at all. In the past, we have
set a parking requirement for service areas and required that of the dealership
at Holleman and Texas. We recommend the parking requirement as follows:
Sales building
Service building
space per 250 sq. ft.
space per 100 sq. ft.
(with bays counted as spaces)
We have chosen not to recommend an employee requirement but to use 250 square
feet instead of 300 square feet to provide the employee parking.
On this specific project, they have provided 54 spaces.

SUBJECT: Parking Lo t Plan -Allen Honda (Auto Dealership) located on
Southwest Parkway & SH 6 Frontage Road -84-408
The P.R.C. met on 3-21-84 to review the above mention ~d parking lot plan
and recommends approval of the plan as shown with the existing location
of Southwest Parkway with the following conditions:'l':

Compliance with the P.R.C. drainage statement which has been provided
is required.
If the interior double parking row contains more than ten spaces
per side, wheel stops are required.
Show the dimension from the Frontage Road to the s lgn.
A fire hydrant must be located within 300 feet of all parts of
all buildings ,
Buildings must be within 150 feet of a street or a fire lane. Fire
Marshal has indicated that all curb areas are to be marked as fire
lanes,
Reduce the drive acc~ss to 36 feet in width.
This plan will be placed on a Planning and Zoning Commission meeting
agenda for determination of the parking requirements f6r a car dealership.
It should be noted that this site plan has been approved with condition and
as shown with the existing location of Southwest Parkway. The configuration
of this particular tract of land may change with the future relocation of
Southwest Parkway and could ~hange the 3ite plan from the plan which has
bee n reviewed on 3-21-84.

The applicant never has brought in 5 copies of the revised site plan
as he was instructed at the P.R.C. meeting. These revisions include:
1. Reduce the 45 1 drive to 36 1
2. Sign cannot be located as shown and meet Ordinance 850.
3. Parking spaces were reduced slighly w.9ich is fine;,, but our files )

We have planted all the trees, shrubs and solid sod for the Allen Honda job; however,
the hydroseeding has not been done because it has been too wet to prepare the soil with
the tractor. If weather permits we will finish it in the next week.

Dear Mrs. Johnson:
This is to confirm our conversation of Wednesday, November 21,
about the proposed changes on the landscape plan. The owner would
like to change all of the 15 gallon containers to 2" caliper(B&B)
Live Oak and change St. Augustine grass around the perimeter to
Bermuda and Rye grass seed. This will not affect the points
required by the College Station City ordinance.
