I recently made an inspection at the Texian Inn site and was much dismayed
by the loss of large oak trees there .. After speaking .with Don Smith, it
became evident that no existing trees would be left after final grading and
construction. Considering the original ambience of the site and the proposed
final product, it is necessary to ask you and your Landscape Architect to
submit to the City another landscape plan. In this revised plan I want you
to show some remedial attention to the fact the site will have been denuded.
I expect a reasonable solution would be to replace the same number of lost
trees with those of a size as to impact the site upon installation.
According to the current plan on file, you will be placing 411 live oaks on
the site. Something of this size and quality would be appropriate. Before
too much time elapses, you should have your Landscape Architect prepare a
plan for my review.

The island in which the siamese connection is placed must be a 9' X 18' island
surrounded by 6" raised curb. The connection must sit a minimum of 3' back off
the curb. The island must contain grass or groundcover. The parking space
lost by this island must be replaced elsewhere on the site.

Parking Lot Plan (Revised) -Texlan Inn (Motel) 84-400
The PRC met on this date to review the revised site plan for the above men-
tioned project, and recommends approval with the following conditions:*
(1) Show the dimensions of curb cuts off Meadowland.
(2) Fire Department-requires a 14 ft, clearance under the canopy.
(3) Dumpster location as shown is approved; project will require a minimum
of 1-6 cubic yard dumpster,
(4) An addftional fire hydrant is required by the Fire Department at the
location designated in the review meeting.
(5) Relocate the existing fire hydrant to the north side of the driveway .
(6) The screen fence must be on the property 1 ine.
(7) Show the width of the drive -on the south side of the island by the canopy,
(8) Relocate p-arklng spaces numbered 117 and 118,
(9) Redesign ·the driveway transition to the south side of the canopy.
(10) All curbing should be marked as Fire Lane,
(11) Identify all plants on the la~dscape plan, which if approved, will become
the final la·ndscape plan. •
(12) Identify groundcover and the application planned,
(13) A 611 raised curb Is required around al 1 edges of all parts of all paved
areas without exception, (To include is~ands, planting areas, access ways,
dumpster locat·lons, utll ity pads, etc.) Curb detail to be approved by the
City engineer. No exceptions will be made for areas indicated on site plan
as "reserved for future parking".
(14) Compliance with PRC Drainage Statement is required.
*Any changes to the approved plan must be cleared through the off ice of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY 5:u0 P.M. on
January 27th TO BE INCLUDED ON P&Z AGENDA FEBRUARY 2nd.

The P.R.C. met on this date to review the above mentioned project, and cannot
recommend approval at this time due to the following reasons:
(1) The portico location is not acceptable to the City Engineer. Storage for
at least four (4) vehicles outside the portico and within the property lines
of this project must be provided. Location as proposed-on this plan could
cause stacking of vehicles on Texas Avenue, and will not be allowed.
(2) A landscaping plan must accompany th~ site plan,· Contact the Assistant
Zoning Offi~ial for current landscap~~g policies.
After reviewing the plan, the following recommendations were made in addition to
the above requirements;
(1) Do not include gates on the dumpsters.
(2) The paved area for a minimum of 30 feet In front of the 'dumpster pad must
be at the same elevation as the pad. A minimum of one 6 cubic yard dumpster
will be required.
(3) A sprinkler system will be required. Contact the Fire Marshal's office.
(4) One additional fire hydrant will be required at an area designated by the
Assistant Fire Marshal.
(5) The portico must be a minimum of 15 feet In height. If the structure is more
than one story in height, the protico must be a minimum of 18 feet in height.
(6) The radius of the northernmost driveway· encroaches adjacent property. The
radius of any driveway must be contained within the property lines.
(7) The entire perimeter of the building, as well as the curbing in front of
the islands must be designated as Fire Lanes.
