The landscaping is substantially acceptable and the bond may be released at this time. There are, however, several items that should be addressed immediately. Please see helow: 1. The open space area still needs some grading & seeding. Sprinkler trenches need more backfill. (This should be done immediately) 2. The 4 beds at the two entries off Bypass feeder road need to be shown oi:i plans. (You may stop by and amend filed plan by hand and initial the changes. This may be done at your convenience.) 3. Some clean-up of adjacent and owners property needs to be done. Remove excess soil, mulch, RR ties, etc. (This must be done immediately) Please send letter or fax requesting return of the bond and cite this letter indicating that it ready to be released. Also complete within the next 2 weeks those items listed above as immediate needs, but we will not hold the bond for these items. I am responding for Sabine Kuenzel. Designate "Fire L.;ln~s" aro4nd .perimeter of all buildings, Fire hydrants muit be located within 300 feet of all parts of every building as the hose lays. An additional hydrant will be required at a location indicated to Mr. Glatts by Mr. Porter. Additional dumpsters wl11 be required and located as approved by the Director of Publ fc Services, Sprinklers are required in buildings. Electrical requirements and services to buildings must be worked out with the Electrical Department. Show the location of existing utll ity poles (either on this property or adjacent to the property line). Show the total number of parking spaces and give a "typical" dimension. Show all existing easements; a minimum of a 10 foot easement is required along the Frontage Road and also along the west property line. (1) A Drainage Report and Grading Plan is required for this project. Same must be prepared by a registered Professional Engineer. A drainage ease- ment may be required, This wlll be determined after r~celpt and study of the report. (2) Show all dimensions (curb to building, drive width, parking space dimensions, sidewalks, Islands, setbacks ; easements, etc.) (3) Show trash dumpster locations. (4) Fire hydrants must be located within 300 feet of all parts of the buildings. (5) Curbing around the entire exterior of al-1 buildings must be marked as f I re 1 an es. (6) Water line and sanitary sewer 1 ine easements are required. (7) Driveways as shown are not acceptable and may have to be wider than indicated (dimensions are missing so accurate judgment cannot be made), (8) Furnish electrical load data requirements to Electrical Department as soon as possible. The smaller lines still require scme finishing details such as adjusting fire hydrant height, etc. I can only pay oversize participation after the line has been accepted. I am enclosing an acceptance fonn which must be canpleted and sutrnitted before I can consider your request. Please fill it out canpletely and return it to my office as soon as possible. M::>nies are available for the $13,749.60 reimbursanent you are eligible for. It does require Council approval. In order for it to be considered, I must receive your request at least two weeks prior to the Council meeting . The next available date for consider- ation is July 11.
