Platting: The proposed Lot 1B in Phase 2 (detention pond lot)will be utilized for an "open"detention area with a constant pool at the bottom to supply the fountain(s). A water service will be extended to the lot. The service will be contained within an easement to be dedicated by separate instrument. The need for a sanitary sewer service is debatable but could be handled the same way if necessary. The City will require a maintenance agreement be filed for the detention area prior to the plat being filed at the courthouse. Additionally, a note on the plat with respect to detention area maintenance is required. Due to additional needed construction documents for the Phase 1 - 12" waterline crossing,the Lot 1B shape&service issues, and possible utility service relocations, I will not be able to resubmit the construction plans or plat prior to tonight's P&Z meeting. I requested that the plat be pulled. Driveway Permits: I will be resubmitting the driveway permits as soon as I make final revisions. Construction Progress: To date, all that is occurring on-site is the removal of construction debris (that had been buried in years past). (Topsoils have been stripped and stockpiled and some salvageable material from the construction debris area has been stockpiled). Parenthesis added - not discussed in conversation. Pond Issues: Bridgette to schedule a meeting regarding the detention pond lot specifics. It appears that the City will be able to work with the developer on the service issues.
