Thanks for the update Erika. Let's talk more about the site plan approval. Given their tight schedule, I would like to
explore ways to let them get started on site work and foundation work while we are resolving the on -street parking
issue.

Lance & Chuck,
Just wanted to give you a quick FYI. We recently received a site plan application for Second Street Apartments, a multi-
family housing development at the corner of Boyett St., Cherry St., and Second St. (Please see attached site plan.) Fire
has indicated that they will need parking to be permanently removed along the north and south sides of Cherry St., the
east side of Boyett St., and the west side of Second St. adjacent to the property. Additionally, the applicant has
requested that Cherry St. between Boyett St. and Second St. be closed during construction (approximately 18 months).
This morning several staff members met internally to discuss these items and concluded that we need to meet with
applicant to discuss the parking removal. Danielle will also be adding this item to the upcoming CTC and TMT meetings
for further discussion. The developer will need to notify neighboring properties and hold a public meeting in advance of
the parking removal request being forwarded to City Council. We anticipate this may be a contentious request
considering the recent events associated with the Domain a block away. (FYI... Debbie Eller has a meeting coming up on
Monday with Chris Scotti and intends to mention the parking situation.)
We also concluded that the site plan cannot be stamped until the parking removal has been approved by Council, since
fire protection for the site depends on it. The applicant has expressed that they are on a tight schedule, so they may not
be happy with the process potentially taking 2-3 more months.

Deven,
We are ready to receive sets for stamping on the project for Cherry Street Apts. I have two remaining comments as
follows:
• Site Plan: Please add note in parking table that additional bicycle parking spaces are provided to help with the
decrease in vehicular parking spaces.
• Building Elevations Sheet A4.18: There is a 40-foot section as shown below that needs to elements of
architectural relief. Mr. Dabbs, if you have questions on this feel free to give me a call.
Please submit the following:
• PUE dedication application (prior to site plan approval);
• PIP Removal Fee = $4,820 (prior to site plan approval);
• DP Fee Balance = $1,117.97 (should be submitted by contractor when picking up Development Permit);
• TCEQ Site Notice (should be submitted by contractor when picking up Development Permit);
Site Plan Stamping Documents Required
• Eight (8) 24x36 sets of construction documents with revised site plan and landscape plan. One will be returned
to the applicant. Please provide additional if more is needed;
• Two (2) 2436 sets of revised site plan;
• One (1) 2436 landscape plan;
• One (1) 2436 grading and erosion control plan;
Private Improvement in Public ROW (PIP) Documents Required
• Four (4) 2436 sets of site and landscape plan;
Northgate Building Review Documents Required
• Five (5) 24x36 sets of building elevations

Jess,
Accessible parking required for apartments is 2 percent of the approved provided total parking count per the UDO.
Example: (if 176 x .02 = 3.52) = round up to 4 Accessible Parking Spaces.
The entry doors and exit doors shall have hard, solid surface landings and sidewalks to comply with the Accessibility
Standards for an Accessible Route. Decomposed granite does not meet�ccessible Route requirements.

I had some questions for you on the site plan.
• Parking —they are currently proposing 176 spaces and only show 4 handicap. I wanted to make sure 6 was the
correct number they should provide.
• Ingress/egress — Can you take a look at the doors on the north side? One entryway goes to a handicap loading
space. Then there are the doors in the right corner by stairwell #2 that lead outside. On the landscape plan they
show decomposed granite will be along the building about 3' wide.
I have attached the site plan. If you need the hard copy the folder is in Erika's office.

Jessica I visited with Deven at Schultz Engineering and he is currently working on that easement. Right now it looks like
about a 10' x 32'. However, he is still tweaking things and will submit it to your office once he has the exact size nailed
down. Let me know if you need anything else.

You can mention it again, it never hurts to remind them. I have been in contact with the civil engineer and he is aware
that we need one light on boyett st. He has the specs as well.

easement.

Ok, that works. Just wanted to make sure that you are covered. It wasn't until I looked at the building elevation sheets
that I could see the clearance space is less than 14.

That's what we noticed on the site plan. I had made a comment asking that we need to discuss how garbage services
would be collected. Some of these roll -out the container from the building, so I don't know if this is what their intention
is. I have not heard anything from the developer.

For project 15-02, the clear space for the compactor does not appear to have a 14' clear space. They are also showing
roll -up doors. I wanted to check with you to see if you had any conversations with the applicant.
