Good morning!
You are receiving this email as a courtesy notification about a proposed Comprehensive Plan
Amendment at 1201 Norton Lane. The applicant's request is to amend the Comprehensive Plan
designation of this property from Estate to General Commercial.
I've attached some information that will be helpful in understanding the big picture of the request.
The file titled 'Comp Plan' shows what is existing/proposed on site and surrounding the site. The
current designation, Estate, is defined in the Comprehensive Plan as
"generally for areas that, due to public service limitations or a prevailing rural character,
should have limited development activities. These areas will tend to consist of low -density
single-family residential lots (average 20,000 square feet) clustered around open space or
large lots (minimum one acre)."
The proposed amendment to General Commercial is defined in the Comprehensive Plan as
"generally for concentrations of commercial activities that cater to both nearby residents and
to the larger community or region. Generally, these areas tend to be large in size and located
near the intersection of two regionally significant roads (arterials and freeways). It is preferred
that in such areas development be concentrated in nodes rather than spread out in strips."
Please be aware that this request is not a rezoning. In the event that the Comprehensive Plan
Amendment request is approved, a rezoning request can then be submitted. In an area designated
as General Commercial on the Comprehensive Plan, the zoning would also be General Commercial,
allowing uses permitted in that zoning district.
The Planning & Zoning Commission public hearing is scheduled for October 17, 2013 at 6:00 pm and
the City Council public hearing is scheduled for November 14, 2013 at 7:00 pm. Both meetings will be
held in Council Chambers in City Hall located at 1 101 Texas Avenue. As these meetings are open to
the public, you are welcome to come and speak in support or opposition.
The Staff Report will be available online (which will include Staff's recommendation based on
researched findings of character, available infrastructure, roadways, etc) the Monday before the
Planning & Zoning meeting at www.cstx.gov/pz.
