SUBJECT: SUMMIT CROSSING PHASE 2A (PP)
I reviewed the above -mentioned PRELIMINARY PLAN application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal.
Please submit the following information by 10 a.m. on any Monday for review that week:
As the owner of the property is a corporation, provide proof of authority for Jim
Easterly to sign on behalf of The Summit Crossing, LLC.
Please be aware that if this application is not completed before Monday, November 11, 2013, it
will expire and a new application and fees will be necessary to continue the platting process.

SUBJECT: SUMMIT CROSSING PHASE 2A (PP) - Preliminary Plan
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, October 21, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for November 7, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

STAFF REVIEW COMMENTS NO. 1
Project: SUMMIT CROSSING PHASE 2A (PP) — (13-00900200)
1. Provide a street name for "New Street'
2. Add a private access easement on the backside of Block 4 and between Lots 8
Block 4.
3. Is there a reason why the block numbers are not continuing from the previous phase
Block 1 is Block 4 on Summit Crossing Phase 1).
4. Add PDD Ordinance # to plat. It is #2668
5. Revise note #8 to remove "section 8.2.a.20"
6. Curve C5 should be labeled C4 on the plat.
7. GIS had the following comments:
- The metes and bounds do not close. The Chord Bearings for C1 and C2
off.
- For Boundary Line Data:
Line 4 - Change bearing to N and W
Lines 5 & 6 — Change bearings to S and W
Line 7 — Change bearing to S and E
8. Parkland dedication fees of $16,468 will be due upon filing of the final plat.

NOTE: Any changes made to the plans which have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that have not been pointed out to
the City will constitute a completely new review.
ENGINEERING COMMENTS NO. 1
1. Please run the sanitary sewer line along the southwest side of Buena Vista and along
the north side of New Street rather than at the rear of the lots.
2. Can the water or sanitary sewer be placed on opposite sides of the street along
Lonetree Drive?
3. Verify that all utilities are at least 5.5-ft from the edge of the PUEs.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. EASEMENTS: Developer provides temporary blanket easement for construction purposes
and upon completion of project must provide descriptive easements for electric infrastructure
as designed by CSU.
2. EASEMENTS: Developer provides descriptive easements for electric infrastructure as
designed by CSU, as shown on plat or site plan.
3. If easements are existing, the developer will be responsible for locating easements on site to
insure that electrical infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.

3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull
boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.

REVIEW CRITERIA
1. Compliance with Comprehensive Plan and Unified Development Ordinance: The
subject property is designated Urban on the Comprehensive Plan Future Land Use and
Character Map. The property is currently zoned PDD Planned Development District with
townhomes the intended use as proposed with this Preliminary Plan.
2. Compliance with Subdivision Regulations: The proposed Preliminary Plan is in
compliance with the Subdivision Regulations contained in the Unified Development
Ordinance.
STAFF RECOMMENDATION
Staff recommends approval of the Preliminary Plan.
