Matt— If Phase 2 is broken up into two parts (per attached exhibit) would the rezoning issue for the detention facility
and thoroughfare adjustment need to take place at this time? I am aware that the Preliminary Plan would need to be
revised and approved to reflect the phase change.

Rabon,
In response to the three follow-up items:
1) In doing further research, it appears that the University Summit project has completely expired with no vesting
remaining.
2) Planning and engineering are both in agreement that the detention needs to be included as part of a project
and not "off -site". As such the property will need to be incorporated into the zoning, preliminary plan and final
plat.
3) With the University Summit project having expired, the rezoning would be the first step. This would need to
include the property to the north (for detention purposes) and show a revised concept plan for the street
layout/detention etc. Please keep in mind that a waiver to block length for the plat will probably be necessary
due to the revised street layout.
