Planning & Zoning Commission Page 1 of 3 November 7, 2013 DEVELOPMENT HISTORY Annexation: 1995 Zoning: A-0 Agricultural Open (upon annexation) to A-0 Agricultural Open and R-1 Single -Family Residential (2007), Renamed to GS General Suburban. Preliminary Plat: Castlegate II preliminary plat was approved in January 2011 and subsequently revised in March 2012. Site Development: Infrastructure is currently under construction for Sections 101, 103 and 203, with Sections 100 and 200-202 currently platted with homes under construction. COMMENTS Parkland Dedication: Land dedication was provided with the first Final Plat of the Castlegate II subdivision and the developer is currently constructing neighborhood park improvements. Community Parkland dedication fees of $25,625 (41 lots X $625) are due prior to filing of the Final Plat. Greenways: N/A Pedestrian Connectivity: Sidewalks are required and will be provided on both sides of all thoroughfares and on one side of all local streets. In addition, sidewalks are proposed to be provided in designated common areas throughout the development. Bicycle Connectivity: Bike lanes will be provided along W.S. Phillips Parkway. Impact Fees: The subject tract is located in the Spring Creek Sanitary Sewer Impact Fee Area and will be assessed $98.39 per Living Unit Equivalent (LUE). REVIEW CRITERIA Compliance with Subdivision Regulations: The proposed Final Plat is in compliance with the Subdivision Requirements contained in the Unified Development Ordinance, STAFF RECOMMENDATIONS Staff recommends approval of the Final Plat SUPPORTING MATERIALS 1.
