I'm submitting the revised preliminary plan and final plat this morning. I wanted to provide you a written response to comments. Please see comments below. Please address the following: - In lieu of the ROW dedication, the public access easement will be provided to accommodate the acceleration lane on Barron. The distance of the easement needs to be 200 feet from the chamfer edge. RESPONSE - The access easement has been extended cover 200' from the chamfer edge. - Engineer's estimate was located, please provide a copy. The response indicated that it was submitted with the initial submittal but we were unable to locate it. RESPONSE - Copy of the engineer's estimate attached. - If the detention pond outlet is clogged, how will the downstream area handle the flows? Is there any danger to the adjacent properties? RESPONSE - The detention pond has been modified to accommodate clogged conditions. Please see revised drainage report and plan/profile drawings. - It is recommend to submit an application for the temporary blanket easement at this time. This typically takes some time to process, and to avoid delays it is best to submit as early as possible. RESPONSE - We're gathering the information now for the temporary blanket easement and will submit ASAP. - Provide revised 11x17s and 24x36 for both the Preliminary Plan & Final Plat based on the comments above. RESPONSE -Revised copies will be submitted this morning with other information referenced in this email., Thanks!
