SUBJECT: REATTA CORNER SUBDIVISION (PP)
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by any
Monday at10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting at 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that this
application will expire in 90 days from the date of this memo, if the applicant has not
provided written response comments and revised documents to the Administrator that
seek to address the staff review comments contained herein. If all comments have not
been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the
revisions have been made and the appropriate fees paid. Once your item has been
scheduled for the P&Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after
P&Z approval and prior to processing subsequent final plats. If you have any questions

PLANNING
1. Please remove "being a Preliminary Plan of the" from title block.
2. Victoria is a Major Collector with a driveway space of 235-feet to center line, which
does not line up with the proposed Public Access Easement, Revise location of
access.
3. Provide a note that states Lots 1 and 2 are considered a building plot.
4. Provide a line legend.
5. FYI, Lot 1 is a third of the subdivision, which is considered a pad site.
6. FYI, buffer from residential in Suburban Commercial is 20-feet.
7. Any changes made to the plans which have not been requested by the City of
College Station, must be explained in your next transmittal letter. Any additional
changes on these plans that have not been pointed out to the City will constitute a
completely new review.

ENGINEERING
Date: September 13, 2013
1. Please show the detention area on the preliminary plan.
2. This property is located within the Spring Creek impact fee area. Please add a note
stating this.

TRANSPORTATION
Date: September 16, 2013
1: The existing right of way (ROW) width on Victoria Avenue and on Barron Road is
substandard. The intersection will require a right turn from northbound Victoria Avenue to
eastbound Barron Road in the very near future. The improvement will either be constructed
by the applicant's commercial development depending on traffic impact and mitigation or by
the City as a future capital improvement project. To accommodate the future right turn lane
a ROW dedication will be necessary of 12 feet for Victoria Ave and Barron Road along the
entire frontage of the tract. In order to meet the Bryan College Station Unified Design
Guidelines, Victoria Ave. will require a 100 foot storage length and a 180 foot taper will be
needed. On Barron Road a 200 foot tapered acceleration lane will be needed. So the 12
foot dedication on both roadways will mirror the dimensions mentioned above.
2. A 25 foot chamfer, or corner clip at this intersection will also be required.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format,
version of plat and / or site plan as soon as it is available. Email to:
wdavis(a)cstx.gov
2. LOAD DATA: The developer will provide load data to CSU as soon as it is available.
This information is critical for CSU to accurately determine the size and number of
transformers, and other equipment, required to provide service to the project. Failure
to provide load data will result in construction delays and, due to clearance
requirements, could affect the final building footprint. Delivery time for transformers
and other equipment not in stock is approximate 26 weeks.
3. EASEMENTS: Developer provides temporary blanket easement for construction
purposes and upon completion of project must provide descriptive easements for
electric infrastructure as designed by CSU.
4. EASEMENTS: Developer provides descriptive easements for electric infrastructure
as designed by CSU, as shown on plat or site plan.
5. The following easements will be required:
• 10' easement Victoria Avenue and Barron Road.
GENERAL ELECTRICAL
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs
riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or
other device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design,
Pull boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations,
and conduit routing as designed by CSU.

PLANNING
1. Provide a minimum 10-foot Public Utility Easement (PUE) along Barron Road and Victoria
Avenue right-of-way. The PUE is to overlap the proposed public access easement and
widen to be 10 feet beyond said access easement.
