SUBJECT: INDIAN LAKES PH 17 (FP) - Final Plat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by any Monday at 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting held in the City
Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11"x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
pdsdiaitalsubmittal(aDcstx.00v; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will not be
scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

Project: INDIAN LAKES PH 17 (FP) - 13-00900191
PLANNING
1. Please revise the title block to reflect how many lots are being final platted. If the intent is to
final plat 19 residential lots, please submit a revised application (only page 2).
2. Please label the phase of the adjacent lots.
3. Please show the 75' Landscape Easement along Matoska Ridge Drive on Lots 1 and 19 as
shown on the Preliminary Plat.
4. Please show the Common Area on the back of Lots 14 and 15 and the side of Lot 10 as
shown on the Preliminary Plat.
5. Please coordinate with the County for additional comments on this plat.
6. Please note that you, the applicant, are responsible for scheduling the plat for consideration
by the County Commissioner's Court and for getting the County Judge's signature on the
Mylar after they approve the plat.
7. Please note that any changes made to the plans, which have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made aware of
will constitute a completely new review.

ENGINEERING COMMENTS NO. 1
Plat
1. Please tie lot corners to the City's horizontal control monument.
2. Per the Preliminary Plan, there should be a 20-ft PUE along the rear of Lots 1-8.
3. Please label the 20-ft PUE & Private Drainage Easement between Lots 8 & 9.
4. It would probably be better to write out the name of the 15-ft Ferguson Burleson Gas
Pipeline easement rather than abbreviating it. If it is abbreviated, it needs to be defined
in Note #12, as well.
5. FYI... This plat should probably include notes similar to Notes #3 & 4 from the
Preliminary Plan.
Construction Documents
1. Submit a copy of the Water Report.
2. C2.2 — FYI ... The water service line crossing Sagamore Dr. should be shown on the
profile.
3. C2.3 — FYI... Should there be a vertical curve at the end of Iroquois Cove to transition the
grade more gradually to that of the Sagamore Dr.?
4. C3.1/3.2 — Proposed fire hydrants per the preliminary plan need to be shown in plan and
profile.
5. C3.1 — FYI... The steel encasement should probably be extended since there is less than
4-ft of cover over the waterline at the ditch crossing.
6. C3.2 — The minimum 4-ft cover should be provided.
7. FYI ... We will be recommending that the plat be conditionally approved pending the
infrastructure being constructed or surety provided for it.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.

I reviewed the above -mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
Civil construction documents and associated documents and reports; and
Updated title report or Nothing Further Certificate to accompany the title report
provided that is current within 90 days.
Please be aware that if this application is not completed before Monday, October 21, 2013, it
will expire and a new application and fees will be necessary to continue the platting process.
