REZONING SUPPORTING INFORMATION
1. List the changed or changing conditions in the area or in the City which make this zone change necessary.
to the growth that is occurring south of the City and along Wellborn Road, a general commercial zoning is the
appropriate land use for the property.
Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the
Plan is incorrect.
The proposed zoning is not in accordance with the Comprehensive Plan. For the following reasons this property is
not suitable for Estate use: 1. The property is located adjacent to a major arterial, 2. The property is located
adjacent to a busy railroad, 3. The size of the property is not large enough to accommodate Estate lots.
3. How will this zone change be compatible with the present zoning and conforming uses of nearby property and with
the character of the neighborhood?
The proposed zoning would not impact the present adjacent land uses. Mobile homes are located to the north of
the site. Residential structures are located to the east and south of the site. Base on the size of the lot and the
maximum building square footage, buffering between the adjacent properties can be obtain that will allow the
oroposed development to "fit in" with the character of the existing neighborhood.

4. Explain the suitability of the property for uses permitted by the rezoning district requested.
' on the location of the property, its access to the arterial roadway, its location to the existing railroad and size
tract, rezoning the property to general commercial is the most logical land use.
5. Explain the suitability of the property for uses permitted by the current zoning district.
The uses of the current zoning are not suitable due to the location of the the site to the noisy/busy arterial roadway
and railroad tracks.
6. Explain the marketability of the property for uses permitted by the current zoning district.
;ed on the current zoning, the property is not marketable. Numerous individuals have approached the property
ter to purchase the property, but upon determining the current land zoning and proposed land use as per the
vprehensive plan, these individual have not made an offer for the property. All individuals looking to purchase
property have indicated that the property needs to be zone for some type of commercial use and that residential
ing for the property is not applicable for the property. In order to make a marketable estate residential
division, a significant amount of property (i.e. 50 acres minimum) would be required.
List any other reasons to support this zone change.
is the appropriate zoning for the property due to its location to a major arterial street, its proximity to the loud
ilroad and to the property size.
