The following page is aits<t of staff review comments detailing items that need to be addressed. Please address all comments and submit the following information by Tuesday, October 1, 2013, 10:00 a.m., for your project to be placed on the next available Planning & Zoning Commission (P&Z) meeting scheduled for October 17, 2013, 6:30 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: One (1) 24"x36" copy of the revised Rezoning Map; One (1) copy of the digital file of the revised rezoning Metes & Bounds on diskette or e-mail to pdsdigitalsubmittalOcstx.gov. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all required items are not received, your project will be not be scheduled on the P&Z agenda. Your project may be placed on a future agenda once all comments have been addressed and the appropriate re -advertising fees paid. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 2 STAFF REVIEW COMMENTS NO. 1 Project: CEDAR CREEK PLAZA (REZ) — (13-00900189) PLANNING V1. The zonings for all adjacent properties labeled "A-O" should be revised to state "Zoned R", as the zoning district names have changed. The zoning for the Moreau property, Lot 9, Block 1 should be revised to state "Zoned Cl", as the zoning district name has changed. f3. The zoning for the Moreau property, Lot 10, Block 1 should be revised to state "Zoned PDD", as this property was rezoned in 2012. 9 In the map, the current zoning for your property should be revised to state "Current Zoning ✓ PDD" and the proposed zoning should be revised to state "Proposed Zoning BPI' to match the request that is being made. V�5. In the title block, the current zoning for your property should be revised to state "Current Zoning PDD Planned Development' and the proposed zoning should be revised to state "Proposed Zoning BPI" to match the request that is being made. ✓6. In the title block, the property owner information should be updated to reflect that Cedar Creek Group, LLC is the owner. ✓!. Revise page 2, question 3 on the application to state the current zoning district is PDD. For clarification, the concept plan for the previous PDD allowed Research and Development uses, but it limited the amount and location of those uses. The rezoning to BPI will allow additional uses and the flexibility to determine the amount and location of each use as market interest changes. 8. Revise page 2 of the application to list the deed date, volume and page number when the property was conveyed to the owner. J9. Revise page 2 of the application to include the existing zoning of the property as PDD. The following is the preliminary list of items needed to complete the submittal. Please submit the following information by 10 a.m. on any Monday for review that week: The application and associated documents that were submitted appear to be for the Planned Development District (PDD) rezoning that was approved for this property in August 2011. Submit a revised application for the proposed rezoning request. Please note there is a different application for standard rezonings that are not PDD requests. As this property is owned by a corporation, please remember to provide the proof of authority documents for the individual(s) signing the application to sign on behalf of the corporation. Please be aware that if this application is not completed before Monday, October 21, 2013, it will expire and a new application and fees will be necessary to continue the rezoning process.
