SUBJECT: Indian Lakes Phase 17 - Preliminary Plat
Staff reviewed the above -mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by any Monday at 10:00 a.m., your project
will be placed on the next available Planning & Zoning Commission meeting in the City Hall
Council Chambers, 1101 Texas Avenue:
Written response memo to Staff's comments (please provide both Staff's
comment and Applicant's response);
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Indian Lakes Phase 17 - Preliminary Plat—13-00900095
PLANNING
1. This phase abuts an unplatted tract and no projection is required with this project due to the
contours, but please be aware that projection to the unplatted property will be looked at with
future phasing per Subdivision Requirements provided in the Unified Development
Ordiance.
2. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. Please provide a 20-ft PUE along the rear of lots 1-8 and adjacent to the unplatted property
owned by Crystal Wiseman.
2. Provide a letter from Wellborn SLID indicating their intent to serve this phase and verifying
capacity.
3. Please tie lot corners to the City's horizontal control monument.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.

ADDRESSING
1. Please propose a new street name for Kachina Cove. The name already exists in College
Station, Bryan, and/or the County. Kachina Cove is in Indian Lakes Ph 16. Please go to the
following web site for a list of street names that already exist, and therefore, cannot be used.
