SUBJECT: Sutton Place Lots 1 R, 2R & 3 Replat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of
additional electrical staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by any Monday at
10:00 a.m., your project will be placed on the next available Planning and Zoning Commission
meeting held in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format,
version of plat and / or site plan as soon as it is available. Email to:
ehorton(a)cstx.gov
2. LOAD DATA: The developer will provide load data to CSU as soon as it is available.
This information is critical for CSU to accurately determine the size and number of
transformers, and other equipment, required to provide service to the project. Failure
to provide load data will result in construction delays and, due to clearance
requirements, could affect the final building footprint. Delivery time for transformers
and other equipment not in stock is approximate 26 weeks.
3. EASEMENTS: All easements on site are existing. Electric facilities will be designed
within existing easements.
4. EASEMENTS: Developer provides descriptive easements for electric infrastructure
as designed by CSU, as shown on plat or site plan.
5. If easements are existing, the developer will be responsible for locating easements
on site to insure that electrical infrastructure is installed within easement boundaries.
6. The following will be required:
The existing 4" & 6" will have to be extended beyond edge of new pavement.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs
riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or
other device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design,
Pull boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations,
and conduit routing as designed by CSU.

PLANNING
Revise the metes and bounds so the boundary closes. It appears two of the directions differ
from the original plat and where changed from W to E.
Provide revised Powers of Attorney for JPJ Investments. The copies that were included are
in reference to a different property in College Station.
. �8. Revise the Title Block to state the following:

Provide a cross access easement from the driveway to Lot 3 and runs parallel to Holleman
Drive.
Provide a survey of the property showing the improvements to ensure than no
encroachments will be created.
¢. Revise the Certificates of Ownership so the lots are divided based on ownership. For
v reference, one certificate should list only Lot IA-R, one certificate should list only Lot 2-R,
and the remaining three certificates should list only Lot 3.
Revise all Notary statements for the Certificates of Ownership to make them singular. This
will include removing the "(s)" from person(s) and name(s), removing "are" from is/are and
removing "they" from his/they.
Verify the length of line segment #5; it appears to be incorrect.
t,A. Revise the segment length for N 10 18'17" W—112.88' to match the original plat of 169.67'.
Remove the building setback lines from the plat.
1A. Please note .that -any changes made to the plans, that have not been requested bytheCityof College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
1. Label all existing easements with volume and page number.
2. A 20-ft PUE centered on the rear lot line is required. Please note that the PUE should not
dead-end but should continue along the side lot line until it connects to another PUE or
ROW.
3. Please add "approximate location" to the Floodway label.
4. The location of the floodway does not seem to match the MapMod maps. Please revise or
provide. fudher clarification.

I reviewed the above -mentioned FINAL PLAT - AMENDING application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
All owners must sign the application. Please provide owner signatures and/or
proof of signing authority for Cavender Real Estate Ltd., Agua Rica Ltd., Real
Alchemy I Lp, and JPJ Investments.
Please be aware that if this application is not completed before July 291h 2013, it will expire and
a new application and fees will be necessary to continue the plat process.
