The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. to be place on the next available Planning and Zoning Commission (P&Z) meeting in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plan; and Thirteen (13) 11" x 17" copies of the revised Preliminary Plan. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/pz Please note that a Mylar original of the revised preliminary plan will be required after P&Z approval and prior to processing subsequent final plats. Please provide a response to comments with your next submittal. 2. It appears the number of lots has increased to 134. Please verify the change and correct the number of lots listed on the Preliminary Plan and pg. 2 of the application. 3. The construction of Pebble Creek Parkway is required based on the Thoroughfare Plan. Show the extension of Pebble Creek Parkway on the Preliminary Plan and revise the ROW acreage on page 2 of the application. This item was discussed at our meeting on July 2, 2013 and further research was necessary for the developer. Would you please provide an update on the status of this item? 4. Please not that 13 — 11x17 copies of the Preliminary Plan will be requested when the item is close to being scheduled for a Planning and Zoning Commission meeting. 5. Note: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled' on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Reviewed by: Teresa Rogers Date: July 19, 2013 ENGINEERING COMMENTS NO. 3 1. Please provide a response to comments with your next submittal. 2. Pleaseshow the 12" waterline from the master plan along Pebble Creek Parkway. 3. After looking closer at the master plan, it would make sense to continue the 12" waterline down Bulle Rock Court instead of connecting to the existing 8" waterline along Royal Adelade. This would allow the 12" to be extended in the future, whereas the current alignment might make future extension more difficult. 4. Please show that Pebble Creek Parkway will be built as a part of this preliminary plan. 5. Please show an easement for the sanitary sewer extension from Torrey Pines Court. It appears to have been removed from the last submittal. 6. Sinoe some easements are not labeled, please include these in the legend to avoid confusion. 7. There are what appear to be large drainage easements at the ends of Sage Valley and Brandon Dunes Ct. Was this the intent? 8. Please label the finished floor elevations for lots containing floodplain. 9. Please tie a comer of the property to a City of College Station Monument. 10. Phase 7A&B already contains more than 100 lots with only one point of access. Two access points are required for 100 or more lots. Phase7C will not be permitted in its current configuration. 11. Please show the storm sewer configuration at the start of Royal Adeknde Drive and the end of Quarry Oaks Drive in Phase7C. Reviewed by: Danielle Singh Date: July 18, 2013 ADDRESSING 1. If all comments have been addressed and the following information submitted any Monday by 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plan; Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. The construction of Pebble Creek Parkway is required based on the Thoroughfare Plan. Show the extension of Pebble Creek Parkway on the Preliminary Plan and revise the ROW acreage on page 2 of the application. V/2. Cul-de-sac length should be reduced to not exceed 600 feet for Sage Valley Court and the adjoining cul-de-sac. 13 Block length requirements have not been met for the outer block face of Flint Hills Drive and �/ Royal Adelade Drive between Quarry Oaks Drive and Whistling Straits Drive. These segments exceed 1200 feet and must be revised. 4 Please note that 13 — 11 x17 copies of the Preliminary Plan will be requested when the items is close to being scheduled for a Planning and Zoning Commission meeting. The water master plan shows 12" waterlines along Pebble Creek Parkway and along the southern property line which could be located along Royal Adelade Drive. Please show these lines on the preliminary plan and make any oversized participation requests. 3. Please label all existing easements adjacent to the subdivision with volume and page. This includes, but is not limited to the easement in Pebble Creek Parkway, the easement for the 16" sanitary sewer line, and easements in phase 7 adjacent to this property. 4. Please label all proposed easements. 5. 1 believe Block 46 should actually be Block 39 according to the plat for 7B1. 6. A block 44 already exists in Phase 7. 7. Please show the finished floor elevations for lots containing floodplain. 8. Please label the BFEs. 9. Please label the floodplain line. 10. Please add the phase line to your legend. 11. Please tie a corner to a City of College Station Monument. 12. Please show 10' public utility easements along the rear of each lot. - 13. Please provide a table showing the bearings and distances for the lines designated as L1 etc. 14. The first phase needs to include the construction of all of Royal Adelade Drive. With 100 or more lots, two points of street access are required. 15. Please label the bearings and distances for all lots, ROW, easements, etc. 16. It appears an easement is needed for the storm sewer extended from Edgewood Court. 17. Please provide sanitary sewer along Edgewood Court. 18. Please label the sidewalk widths. 19.
