SUBJECT: CapRock Crossing L1 B2 (FP-Replat)
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed please submit the following information by any Monday at 10:00 a.m.
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11"x17" copies of the revised final plat ;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
odsdioitalsu bmitta[Ocstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

1. Remove "drainage easement" from title block.
2. Add note regarding Block 2 being one building plot.
3. Remove note #5, note #1 covers this.
4. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
5. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1

1. In your legend, the line type for public utility easement also designates these as private
drainage easements, please update the legend. If additional private drainage
easements are necessary, please show these in the plan view.
2. Please make sure your legend is correct, it appears that the lot line and private access
easements lines are incorrect. On your plan view, the private access easements are
shown with the public access easement line types.
3. Please verify that S02053'34"E is the correct call for the additional public access
easement near 1-10.
4. Please fix the line types for L10, L11 and the extension of L11 into the common area.
5. On the construction plans, please show the proposed service for Lot 213 and for Lot 1 R if
the location is known.

I reviewed the above -mentioned FINAL PLAT - COMMERCIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal.
Please submit the following information by 10 a.m. on any Monday for review that week:
pC lQ As the owner of the property is a company (Brazos Texas Land Development,
LLC), provide proof of authority for the signing individual to sign the application
on behalf of the company.
The Title Report provided states the legal description as Part of Lot One (1) but
dQpPc1� does not describe what portion by acreage or metes and bounds description.
t�TfRcUr`D The proposed replat is for all of Lot 1 and Common Area 1. Provide a new or
revised title report that encompasses all of the area of the proposed replat. If
portions of the proposed plat are owned by others, they will also need to sign
the plat application.
Provide a copy of the deed restrictions/covenants for the property.
Please loe aware that if this application is not completed before Monday, August 5, 2013, it will
expire and a new application and fees will be necessary to continue the replatting process.
