Staff reviewed the above -mentioned engineering documents as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by any Monday at 10:00 a.m. for further staff
review and approval of the plans:
One (1) set of revised construction documents.
Please note that the Development Permit Balance (Public Infrastructure Review and Inspection
Fee), will be calculated and requested once the construction documents and engineer's
estimates have been reviewed and approved.

ENGINEERING COMMENTS NO. 2
1. The remaining development permit fee is $5,421.26.
2. After reviewing these plans further, we can issue a development permit prior to construction
of the 12" sanitary sewer line. However, acceptance of this infrastructure will be dependent
on the construction of the 12" sanitary sewer line downstream of this development.
3. On sheet 2, the bike lane striping should not continue across intersections. Please break the
striping at each intersection.
4. Please show the sanitary sewer extension to the adjacent property as shown on the
preliminary plan.
5. The street signs should be as follows:
• 2600 Cartington Ct. @ Etonbury Ave. 4200
• 2600 Chillingham Ct. @ Etonbury Ave. 4200
• 4300 Odell Ln. @ Etonbury Ave. 4200 (north side of intersection)
• 4400 Odell Ln. @ Etonbury Ave. 4300

Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, April 26, 2013, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting held in
the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24'k36" copy of the revised final plat,
One (1) 24'k36" grading and erosion control plan,
Thirteen (13) 11"x17" copies of the revised final plat,
Parkland Dedication in the amount of $20,000 must be submitted prior to the
fling of the final plat,
One (1) Mylar original of the revised final plat (required after P&Z approval), and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
pdsdioitalsubmittaI0,cs1x. qoy.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Project: Castlegate II Sec 203 (FP) (13-00900163)
PLANNING
Community Parkland Dedication fees of $20,000 will be due upon filing of the final plat.
Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
The development permit is currently under review and could affect the final plat.
On the preliminary plan, a sanitary sewer (with an easement) is shown between Lots 7&8,
Block 35. Where will the adjacent tract get access to sanitary sewer?
FYI- the text for Block 35 is overlapping other text, making it difficult to read.
Please show the ROW for Odell Lane in Section 201.
The plans for the 12" sanitary sewer line through this section have not yet been approved.
The sanitary sewer line will need to be built and accepted before the sanitary sewer line for
this section can connect to the 12" line.
