SUBJECT: INDIAN LAKES PH 12 (FP) - Final Plat
Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by any Monday at 10:00am, your project will
be placed on the next available Planning and Zoning Commission meeting held in the City Hall
Council Chambers, 1101 Texas Avenue.
One (1) 24'k36" copy of the revised final plat,
Thirteen (13) 11"x17" copies of the revised final plat,
_ One (1) copy of the digital file of the final plat on diskette or e-mail to
pdsdioitalsubmittaI0,cs1x.00v; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will not be
scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made. Once your item has been scheduled for
the P&Z meeting, the agenda and staff report can be accessed at the following web site on
Monday the week of the P&Z meeting.

PLANNING
1. Please only show what has been designated as Indian Lakes on the Vicinity Map, removing
the reserve tracts from other developments.
2. Please note that you, the applicant, are responsible for scheduling the plat for consideration
by the County Commissioner's Court and for getting the County Judge's signature on the
Mylar after they approve the plat.
3. Please note that any changes made to the plans, which have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made aware of
will constitute a completely new review.

ENGINEERING COMMENTS NO. 1
Plat
1. Please tie lot corners to the City's horizontal control monument.
2. Add a note that all proposed structures must be no more than 500-ft from a fire hydrant
based on the lay of hose along the street.
3. When will the portion of the property between Ph.10 & 12 be platted?
Construction Documents
1. Verify that the minimum 4-ft cover is being provided.
2. FYI ... We will be recommending that the plat be conditionally approved pending the
infrastructure being constructed or surety provided for it.
3. Should there be a drainage easement on Lots 5 & 8?
4. How will cross -lot drainage be handled?
5. Have the gas company's been contacted regarding construction requirements around
pipelines? Provide correspondence indicating requirements.
6. Sh.6 — Please show the gas pipes crossing the waterlines in profile and label the
separation distance.
7. Sh.6 — There should be a 3-ft separation distance between the flowline of the ditch and
the top of the pipe.
8. Sh.7 — Label the 4x6 reducer on the waterline.
9. Sh.7 — Should the service leads to Lots 8 & 9 be 1.5" services?

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.

1. Please be aware that this plat is still under review by the County and separate comments
may be made.

ENGINEERING COMMENTS NO. 2
1. (Repeat) Verify that the minimum 4-ft cover is being provided. There are still a few
locations where the 4-ft minimum cover is not being provided (i.e. WA-1, Sta.4+20 &
Sta.7+45). Also, please specify the casing for the WA-2 street crossing and show it
extending beyond the ditches.
2. (Repeat) Have the gas company's been contacted regarding construction requirements
around pipelines? Provide correspondence indicating requirements. Owner has not
provided correspondence yet.
3. FYI ... We will be recommending that the plat be conditionally approved pending the
infrastructure being constructed or surety provided for it.
