SUBJECT: COLLEGE HEIGHTS LOT 1 R, BLK B (Aggieland Outfitters — Final Plat)
Staff reviewed the above -mentioned preliminary plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Once all comments have
been addressed and the following information submitted by 10:00 a.m. on any Monday, your
project will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24'k36" copy of the revised final plat,
Thirteen (13) 11"x17" copies of the revised final plat,
One (1) Mylar original of the revised final plat (required after P&Z approval), and
_ One (1) copy of the digital file of the final plat on diskette or e-mail to:
AsdioitalsubmittalO,cstx. goy.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval. If

PLANNING
1. FYI — The replat cannot be scheduled for Planning & Zoning until the alley and easement
abandonments have gone forward and any conditions of approval related to this project are
addressed.
2. Please update the zoning of the lots on the Original Plat to show that they are all zoned GC
General Commercial.
3. Please update the Certificates of Ownership and Dedication to the current language in the
U DO.
"I , owner and developer of the land shown on this plat, and designated herein as
the Subdivision to the City of College Station, Texas, and whose name is
subscribed hereto, hereby dedicate to the use of the public forever all streets, alleys,
parks, greenways, infrastructure, easements, and public places thereon shown for the
purpose and consideration therein expressed. All such dedications shall be in fee simple
unless expressly provided otherwise."
4. Please change the line types of the original lots and parcels to solid lines for lots and parcels
to dashed lines. Also, please provide the widths of the lots rather than the parcels.
5. Please revise the lot information on the original plat to reflect the following (beginning with
the NW lot and finishing with the SE lot):
• Lot 11 (50' of)
• Lot 11 (30' of) and 20' of 12
• Lot 12 (Part of)
• Lot 2 (75' of)
• Lot 1 & 5' of 2 & Part of Alley
Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.
The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. We are requesting that the entire alley be abandoned. Please reflect these changes on the
replat.
2. We will not require that the sidewalks along University be upgraded with this replat.
3. Please tie a corner of the property to a City of College Station Monument.
4. Any changes to the construction documents or alley abandonment may affect the replat.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review.
