Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed.
One (1) 24'k36" copy of the revised final plat,
Parkland Dedication in the amount of $36,875 must be submitted prior to the
fling of the final plat,
One (1) Mylar original of the revised final plat (required after P&Z approval), and
One (1) copy of the digital file of the final plat on diskette or e-mail to:

STAFF REVIEW COMMENTS NO. 1
Project: The Barracks II Ph 103 & 104 (Fp) (13-00900111)
PLANNING
1. The front lot width of lots 17 & 18, Block 16 do not measure out to the width listed. Please
revise.
2. Community Parkland dedication and development fees of $36,875 will be due prior to filing
of the final plat. With the platting of these 59 lots, there is 127 lot credit remaining for
neighborhood park development fees.
3. Provide volume and page number for all existing easements.
4. Provide ownership information for all platted lots.
5. Change the Planning & Zoning Commission certification from "Approval" to "Certificate".
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
7. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
Date: 6/14/13
1. The development permit is currently being reviewed and could affect the final plat.
2. The boundary does not appear to close.
3. C9 in the curve table does not match the field notes.
4. The contours and any existing conditions/infrastructure does not need to be shown on the
final plat.
5. Please add labels showing the existing street pavement width. The pavement itself does
not need to be shown.
6. Please add 10' rear easements along Block 17.
7. Please label the volume and page number of the existing private drainage easement in
Phase 300.
8. Some of the lots have varying width labels though the property lines are parallel. Please
check lots lots 21 &22 Block 18, and lots 18&19, block 17.
9. Once phase 102 is filed, that information should be shown on this plat as well.

SUBJECT: Engineering Document Comments for The Barracks II Ph. 103&104
Staff reviewed the above -mentioned engineering documents as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by any Monday at 10:00 a.m. for further staff
review and approval of the plans:
One (1) set of revised construction documents.
Please note that the Development Permit Balance (Public Infrastructure Review and Inspection
Fee), will be calculated and requested once the construction documents and engineer's
estimates have been reviewed and approved.

ENGINEERING COMMENTS NO. 2
1. The Technical Design Summary for the drainage report appears to have printed without the
information you filled out.
2. For the PIP, please indicate if previous mailbox locations will be utilized or if a mailbox
needs to be added for these phases.
3. For the PIP, a removal fee of $450 will need to be paid prior to approval.
4. On sheet C1.0, please make sure to specify that the steel plate on the sidewalk box drain
should be Neenah or approved equal.
5. Please reconfigure the driveway for Lot 24, Block 18. 1 am concerned about the safety of
the backing maneuver and also the additional parking in the ROW.
6. Light poles should not be located behind dumpsters. In previous phases, the light pole
location was altered in the field. I would recommend moving the light pole to one of the
drainage ways. This will exceed the maximum spacing, but will allow better light projection
onto the street.
7. On sheet C1.2, please remove your post hole detail as it does not match the details shown
in the sign standard detail.
8. Please add a stop bar at on Airborne Avenue at Deacon Drive.
9. Please add ramps crossing Airborne Avenue at Foxtrot Way. This will allow easier access
to the parks.
10. Please add the block ranges for the street signs. Robin Krause rkrause(cD_cstx.gov can
provide this information.
11. On sheet C1.3, the raised pavement markers on the 8" white stripe should be Type 11 C-R.
The raised pavement markers on the double yellow should be Type 11 A -A.
12. Pavement markings should be Type 1.
13. On sheet C2.1, please divert the drainage around the dumpster pads instead of through the
center.
14. ADA requires perpendicular curb ramps to have detectable warning within 5' of the curb line.
It appears that curb ramps at the alley may exceed this.
15. While not required by the City, it may be advisable to add additional protection in some
areas where the drop off behind the sidewalk may be steep.
16. On sheet C2.5, please move the valve at station 1+48.43 to the opposite side of the tee. A
valve is required on both ends of the steel casing. Moving this valve would allow it to serve
both requirements.
17.On Foxtrot Way, the grade should not exceed 2% for the first 25' approaching the
intersection measured from the intersecting street back of curb.
18. Also, when the difference in grades exceeds 1 % a curve is required. Please revise the
vertical alignment of Foxtrot Way.
19. A gate valve is required within 70' of a temporary dead end on a 12" waterline. The valve at
station 7+72.91 can be moved to serve both purposes.
20. At SSMH 5, the soffits of the pipe should be matched when changing size.
21. The letter acknowledging City Standards should be updated to include utilization of
minimum TCEQ slopes of the sanitary sewer line instead of the minimum City slopes.
22. The remaining development permit fee is $5,465.54.
