An ADA accessible route will need to be provided from the primary entry of the building to the public sidewalk. 2. Are parking lot lights proposed for the development? These will need to be place in such a manner to not impact the adjacent homes. 3. FYI, the public access easement will need to be filed prior to the park site plan being approved. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. With one of the driveways needing to be removed, the streetscape calculation will change (one of the curb cuts will not be subtracted out from the calculation). One driveway will need to be removed to meet spacing requirements. Reviewed by: Joe Guerra Date: 2/21/13 ENGINEERING COMMENTS NO. 1 1. An elevation certificate will be required. 2. Please provide an engineer's estimate for public infrastructure (sidewalk). 3. Please provide a certification that the plans have been designed according to City Standards. 4. Please add a note that this site is within the Spring Creek Sanitary Sewer Impact Fee Area. 5. Does the developer have majority ownership for the common areas? Will permission need to be obtained from the HOA for these changes to occur? 6. More documentation is needed for this encroachment into the floodplain. When was the common area filled? Our records show that the common area has received 2'-3' of fill from the contours on the Section 200 plans, but we do not show where this was approved. 7. In the application under certifications in the Special Flood Hazard Area, you reference an approved drainage study for Castlegate II which demonstrates that no adverse impacts are created. I checked the drainage report for Pond A (section 220); it only references fill for the roadways. More documentation is needed to show that this development is not creating any adverse impacts. 8. In the drainage report for Pond A, the 100-year WSEL was 311.7 for a fully functioning outfall and 314.7 for a blocked outfall. It appears this development is filling into the pond area. Please provide a revised report justifying this. How will this affect adjacent properties? 9. Please show the proposed contours surrounding the building and the pond.
