SANITATION
1. Sanitation is ok with this project.

ENGINEERING COMMENTS NO. 1
1. Please provide a grading plan with existing contours.
2. Please label the surface material surrounding the exercise stations in Park 1.
3. Based on the notes, will each station be located on a concrete pad? Please label
dimensions.
4. Based on the engineer's estimate, I assume the border for Park 1 is a ribbon curb.
Please label and provide a detail.
5. What is the surface and border surrounding the volleyball courts? Details are needed for
this.
6. The scale at the bottom of sheet C2 is not correct.
7. Parking maneuvers are required to be made onsite, unless there is access off of an
alley. Park 6 will need to remove the parking or provide an area to accommodate parking
and onsite maneuvering.
8. On the preliminary plan, the sidewalk in Park 1 is intended to connect to the nearby
parkland. I think the end of the sidewalk may need to be adjusted to accommodate the
future connection.
9. Please provide an acknowledgement that the project was designed according to City
standards.

PLANNING
1. Based on the cost estimate provided, XXX lots will be credited towards fulfilling the
neighborhood parkland development requirements. Lots platted after approval of this site
plan will be credited towards meeting this requirement, any plats filed prior to approval of
this site plan will not be credited back.
2. The sidewalk shown on the preliminary plan (Park 6) is not reflected on the site plan (only a
callout that does not point to a sidewalk).
3. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. The areas surrounding the volleyball court and workout stations will need to be treated with
groundcover (no label is provided in the legend/on plan).
2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage
areas, the parking lot setback, rights -of -way, and adjacent property disturbed during
construction.

1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.

2394.

1. We will calculate the lot credit for the neighborhood park development fee, when the cost
estimate is revised. Lots platted after approval of this site plan will be credited towards
meeting this requirement, any plats filed prior to approval of this site plan will not be credited
back.
2. The sidewalk shown on the preliminary plan (Park 6) is not reflected on the site plan (only a
callout that does not point to a sidewalk).
