Danielle:
I met with Jeff Robertson of McClure & Brown on June 25. He requested that I provide you with a summary of our
discussion. If Developer proceeds per our discussion, the County will have no further objections with regard to Phase 13
Final Plat:
We discussed that hauling of construction materials and equipment associated with development of
roadways and utilities in Phases 13 & 14 will utilize Rock Prairie/Great Oaks Trail for access. Construction of
Arboleda Drive roadway will consist of lime subgrade stabilization and the base course. However, Hot Mix
Surface Course will stop short of the intersection with Walnut Road.
The County will develop plans to improve Walnut Road and provide improved pavement width and
pavement structure from intersection of Arboleda Drive to North Dowling Road. County improvements will not
include ROW acquisition to improve constrained ROW Width. Coordination with City of College Station will be
required for a possible (probable) Utility Conflict along roadway (Sanitary Sewer Service from Aggie Acres
subdivision located along Reveille Drive).
When Developer Improvements and County Improvements have each been completed, then access will
be provided connecting Arboleda to Walnut Road.
With regard to Preliminary Plans for Phases 113 thru Phase 12 of Great Oaks, access will ultimately be provided from
proposed subdivision onto Feather Run Drive (in county maintained Quail Run Subdivision) although Mr. Robertson
stated that the main entrance to these Phases of Great Oaks will be from a newly developed roadway leading from IG&N
(South Holleman) Road. Mr. Robertson stated that connection to Feather Run Drive will not be developed until 2015.
The County will proceed with planned roadway improvements in Quail Run Subdivision. Coordination is requested when
construction plans are developed for Phases 4 and 12 so that transition of roadway and drainage facilities between the
two entities complements both the existing facility as well as the proposed extension of Feather Run Drive into
proposed subdivision.
Jeff, please let me (and Danielle) know that you agree with the above or provide any further information which I may
have omitted.
