Comment: Great Oaks Subdivision (prior to this submittal) had sole point of access onto Rock Prairie Road.

Developer/Engineer proposes access from Arboleda Drive onto Walnut Road and access onto Feather Run
Drive. County wishes to discuss timing of the tie-in and the effect on the current ADT from the new
development (including construction traffic and as new routes for existing residents of Great Oaks). Walnut
Road was platted as a 40'ROW in the 1960's. With the platting and development of Quail Run Subdivision
in the late 1970's, an additional 6' to 11' of additional ROW was dedicated to County along Walnut Road.
The current max ROW width of 51' is substandard and prospects for significant widening are challenging.
• County would like further traffic information (TIA, engineering study, etc.) from Developer to better plan
ultimate transportation facility within existing constraints. Feather Run has been platted for extension from
the original Quail Run plat. However, City of CS Thoroughfare Plan requires major changes to a platted
subdivision to extend Feather Run to Dowling. It will be much better to extend Quail Run across Dowling to
Holleman South. City/County should discuss timing of providing access from Great Oaks (Arboleda Drive)
onto Walnut Road so that improvements to safety can be made to provide for anticipated increase of traffic
volumes and similarly discuss improvements to Feather Run/Quail Run corridor to handle the increase in
traffic demands and to best preserve values in Quail Run subdivision.(Exhibit attached separately).
