I reviewed the above -mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
Submit a Preliminary Plan application to accompany this application. According
to UDO Section 12-3.4.E.2 "Amendments to an Approved Preliminary Plan",
increasing the number of developable lots in the subdivision requires a new
Preliminary Plan application to be approved. Please note that when submitting
that application that it will need to meet all requirements to stand on its own.
The Preliminary Plan and this Final Plat application can be processed
simultaneously and receive approval at the same Planning & Zoning
Commission meeting.
Provide the title report associated with the recent Nothing Further Certificate
that was submitted.
Please be aware that if this application is not completed before Monday, March 25, 2013, it will
expire and a new application and fees will be necessary to continue the platting process.

I reviewed the above -mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so

1. Please ensure that the lot numbers match what is shown on the Preliminary Plan.
Additionally, the Preliminary Plan shows that this phase is located in Phase 6. If this is
incorrect, please revise.
2. Please show the city limit boundary on the Vicinity Map.
3. Based on Brazos CAD's information, Lot 9 of Holt Hills Subdivision is two lots shown as Lot
9 (Part of) Holt Hills Subdivision, 4.38 acres and Lot 9 (Part of) Holt Hills Subdivision, 1 acre.
Please revise the abutting parcel configuration based on this information.
4. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
5. A temporary turnaround is required at (specific location) for Fire and Sanitation services:
• An Easement Dedication Sheet and all necessary attachments must be submitted for
review prior to the final plat being scheduled for a P&Z meeting;
• The Temporary Turnaround Easement must be filed at the courthouse and the recording
information included on the Final Plat prior to the plat being filed at the courthouse.

1. The engineer's estimate needs to be signed.
2. Please provide an engineer's certification acknowledging City Standards.
3. Please provide a drainage report for this phase.
4. Please provide an updated fire flow report. The original does not have information for
Cherrylaurel Court, part of which is being constructed with this phase.
5. On sheet 1, the Sheet List Table does not match what was actually provided.
6. The sheet numbers at the bottom right corner say "of 10 sheets". There are only 7 sheets
provided.
7. Where is the drainage west of the intersection with Walnut Road going?
8. Please coordinate with the County for any improvements to their roadways or work in their
ROW.
9. On sheet 2 & 5, there are labels for the 16' PUE which do not point to the PUE.
10. On sheet 2, there is an extra lot number for lot 3.
11. The preliminary plan shows the 50' PUE as a private drainage easement. Please revise as
necessary. This is labeled on several sheets.
12. Please do not show any lots, streets, easements, etc which are not being or have not been
platted.
13. Please make sure the lots match the plat. They are shown differently on different pages of
these construction plans.
14. Is lot 5 buildable with the existing topography?
15. On sheet 2, please revise note 10 to reflect the latest Design Guidelines. Please provide a
streetlight and sign plan.
16. End of street signs will be required at the end of Cherrylaurel Court.
17. The scale on several of the sheets seems to be slightly off. Please verify that these plans
were printed to scale.
18. On sheet 3, please update the legend to include the hatching.
19. I do not see any silt fence, although it is shown in the legend.
20. Are there any existing easements for the existing waterline?
21. Please provide a plan for the proposed water services.
22. Is there sufficient cover over the existing waterline at SD-2?
23. On sheet 4, please label the tee for the waterline and provide a blow -off at the end of the
line.
24. On sheet 4, the note for SD-2 in the profile view references sheet 8 which was not provided.
25. Why is there an existing 8"x4" tee on the existing waterline? Was a 4" line the original intent
along Cherrylaurel?
26. On sheet 5, please show and label the easements/ ROW for the existing gravel section of
Walnut Road. If this section is not in ROW or easements, you will need to get permission
from the property owner to remove this (provide verification).
27. On sheet 6, SD-2 doesn't seem to line up with the easements as it does on the overall view.
28. On sheet 6, inset A is labeled, but not provided.
29. The information shown on sheet 7 is shown on sheet 4. There are some discrepancies on
sheet 7 which will need to be changed if sheet 7 is provided instead of sheet 4.

3. Based on Brazos CAD's information, Lot 9 of Holt Hills Subdivision is two lots shown as Lot
9 (Part of) Holt Hills Subdivision, 4.38 acres and Lot 9 (Part of) Holt Hills Subdivision, 1 acre.
Please revise the abutting parcel configuration based on this information.
4. Please note that any changes made to the plans, that have not been requested by the City

I reviewed the above -mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
Submit a Preliminary Plan application to accompany this application. According
to LIDO Section 12-3.4.E.2 "Amendments to an Approved Preliminary Plan",
increasing the number of developable lots in the subdivision requires a new
Preliminary Plan application to be approved. Please note that when submitting
that application that it will need to meet all requirements to stand on its own.
The Preliminary Plan and this Final Plat application can be processed
simultaneously and receive approval at the same Planning & Zoning
Commission meeting.
Provide the title report associated with the recent Nothing Further Certificate
that was submitted.
Please be aware that if this application is not completed before Monday, March 25, 2013, it will
expire and a new application and fees will be necessary to continue the platting process.

ENGINEERING COMMENTS NO. 2
1. The engineer's estimate needs to be signed.
2. Please provide an engineer's certification acknowledging City Standards.
3. Please provide a drainage report for this phase.
4. Please provide an updated fire flow report. The original does not have information for
Cherrylaurel Court, part of which is being constructed with this phase.
5. On sheet 1, the Sheet List Table does not match what was actually provided.
6. The sheet numbers at the bottom right corner say "of 10 sheets". There are only 7 sheets
provided.
7. Where is the drainage west of the intersection with Walnut Road going?
8. Please coordinate with the County for any improvements to their roadways or work in their
ROW.
9. On sheet 2 & 5, there are labels for the 16' PUE which do not point to the PUE.
10. On sheet 2, there is an extra lot number for lot 3.
11. The preliminary plan shows the 50' PUE as a private drainage easement. Please revise as
necessary. This is labeled on several sheets.
12. Please do not show any lots, streets, easements, etc which are not being or have not been
platted.
13. Please make sure the lots match the plat. They are shown differently on different pages of
these construction plans.
14. Is lot 5 buildable with the existing topography?
15. On sheet 2, please revise note 10 to reflect the latest Design Guidelines. Please provide a
streetlight and sign plan.
16. End of street signs will be required at the end of Cherrylaurel Court.
17. The scale on several of the sheets seems to be slightly off. Please verify that these plans
were printed to scale.
18, On sheet 3, please update the legend to include the hatching.
19. 1 do not see any silt fence, although it is shown in the legend.
20. Are there any existing easements for the existing waterline?
21. Please provide a plan for the proposed water services.
22. Is there sufficient cover over the existing waterline at SD-2?
23. On sheet 4, please label the tee for the waterline and provide a blow -off at the end of the
line.
24. On sheet 4, the note for SD-2 in the profile view references sheet 8 which was not provided.
25. Why is there an existing 8"x4" tee on the existing waterline? Was a 4" line the original intent
along Cherrylaurel?
26. On sheet 5, please show and label the easements/ ROW for the existing gravel section of
Walnut Road. If this section is not in ROW or easements, you will need to get permission
from the property owner to remove this (provide verification).
27. On sheet 6, SD-2 doesn't seem to line up with the easements as it does on the overall view.
28. On sheet 6, inset A is labeled, but not provided.
29. The information shown on sheet 7 is shown on sheet 4. There are some discrepancies on
sheet 7 which will need to be changed if sheet 7 is provided instead of sheet 4.
