Sanitation is ok with this project. Reviewed by: Wally Urrutia Date: December 19, 2012 ENGINEERING COMMENTS NO. 1 1. Have public utility easements been defined for the electric lines? 2. The final plat should not show any buildings, utilities, pavement or any other improvements. 3. Please label the ROW width. If the right-of-way for Victoria has already been dedicated, the boundary line should reflect this. The same applies for Barron. 4. A 20' public utility easement is required along the rear lot lines (opposite Victoria and Barron). 5. The Reatta Meadows plat shows the Victoria Avenue ROW dedicated as ROW not ROW easement. It is sufficient to just label the ROW width. Any labels referencing City of College Station called _ acres, when referring to ROW can be removed. 6. The proposed easement along Victoria can simply be shown as an easement. The explanation is not necessary. 7. Why is Wellborn water shown to have a ROW easement over existing Barron Road ROW? The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, December 31st, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting held in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Thirteen (13) 11 "x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: pdsdigitalsubmittal(cDcstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. Add title to each page of the plat: Final Plat of College Station High School Subdivision, Lot 1. Block 1 61.684 acres Robert Stevenson Survey, A-54 City of College Station, Brazos County Texas Sidewalks along the decel lanes that are not part of the ROW will need to be covered by a public access easement. There are 3 locations where this appears to be necessary (1 on Barron and 2 on Victoria). Remove setback lines. Remove handicap ramp callout. Our records indicate that there are two easements not being shown: 20' PUE — Volume 8225 page 291 (adjacent to Seaback property near Victoria Avenue) 20' PUE — Volume 3604 page 243 (on Seaback property and connects HS property to Sonoma Subdivision — for storm sewer) Thank you for submittal of the preliminary plan. We have used that submittal as supporting information in the review of the final plat. As such, no comments will be returned for the preliminary plan. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 2. Final Plat as submitted for review does not specifically show underground primary electric routes. Electric primary may be within the boundaries of the 15' PUE that runs from Victoria to Barron Rd and shows a water line route. This will need to be verified unless other documentation exists that shows electric primary has a separate PUE. GENERAL ELECTRICAL COMMENTS 1.
