Senior Assistant City Engineer City of College Station 1101 Texas Avenue College Station, TX 77840 RE: Variance Request for Gated Residential Communities (Geometric Design Guidelines) — Northgate Proper Apartments Dear Ms. Cotter: The purpose of this letter is to initiate the variance request for the Gated Entrance Geometric Design for the above -referenced project. We are requesting a variance to the UDO Section 8.3. V Private Streets and Gating of Roadways due high density requirements of the NG-3 Zoning and the limited space in order to meet the building and parking densities on the site. We will provide a two car queuing space for vehicles of residents entering the site. To minimize traffic issues in Tauber Street each resident will have a device which will allow them to remotely open the entrance gates to the parking lot. The parking area behind the building is designed for residence parking and access only, eliminating the need for the public to enter the site. P.O.
