The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Wednesday, February 13, 2013, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting held on Thursday, February 21, 2013 in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Thirteen (13) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: pdsdigitalsubmittal aPcstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http:l/www.cstx.gov/pz Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Provide a sidewalk along Lot 2's frontage to Hensel Street and Texas Avenue. The Texas Avenue portion will require a TxDOT permit. As platting/replatting property requires the consideration of sidewalks, the proposed Phase 1 sidewalks along University Drive and Texas Avenue must also be built or surety provided with this plat. 2. As Hensel Street (a minor collector) and Texas Avenue (a major arterial) have substandard widths compared to current thoroughfare cross section, provide 10.5 feet of right-of-way dedication along Hensel Street and 7.5 feet along Texas Avenue. Also, provide a 25-foot radius at the Hensel/Texas intersection. 3. Add the additional PAE width in the Phase 1 site area to cover the public way sidewalks by the pool and on each side of the three-way intersection in front of the clubhouse. 4. A note on the North Park plat (v465/pg37) states the private parking & access easement on Lots 2-4, Blk 1 is also a private utility easement. Add this description to the easement label. 5. Add the 3-foot easement to Lodgeco Lot 2 as shown on its replat (v1996/pg331). 6. The proposed 14-foot P.A.E along North Park Lots 1 & 2, Blk 2 should be a private (not public) access easement. Please revise. 7. Add volume and page labels to the existing utility easements and existing private parking & access easements illustrated on the plat. 8. If creating a third lot, update title block and certificates accordingly. 9. Tie the plat to existing College Station monument. 10. Differentiate the plat figures on Sheets 1 and 2 by respectively naming them Original and Replat with a large font label on each sheet. 11. Revise the Certificate of Ownership and Dedication to include the last sentence of the certificate template in the Unified Development Ordinance (UDO). 12. Remove the secretary attest from the Certificate of Planning and Zoning Commission. 13. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Please submit $600 Development Permit fee, plans, and an Engineer's Cost estimate for the required sidewalk along Hensel St, University Drive, and the two sections of Texas Ave. 2. All public sidewalk infrastructure must be built or surety provided for it prior to the plat being scheduled for a P&Z meeting. 3. Please provide a PUE on Lot 2 (adjacent to the Knight's Inn) for the proposed fire hydrant. 4. Label the existing 5-ft PUE on North Park Lots 1 & 2, Block 2 adjacent to the public way.
