Staff reviewed the above -mentioned Non -Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.

PLANNING
1. Please provide a site map for building orientation and label each fagade according to its
relation to the right-of-way.
2. Per the Unified Development Ordinance Section 7.9.B.2 'Building Mass and Design', on
buildings three stories or less, the horizontal line of a flat roof (or parapet) along any fagade
facing a public right-of-way shall vary by a minimum of two feet up or down so that no more
than 66% of the roofline is on the same elevation.
3. Per the Unified Development Ordinance Section 7.9.13 'Standards for all Non -Residential
Structures', all non-residential structures must provide two different architectural features
every 60' on facades not facing the right-of-way and every 45' on facades that face the right-
of-way. Please revise.
4. Because this building is part of a combination of buildings in one building plot, please refer
to Section 7.9.13 of the Unified Development Ordinance NRA Summary Table for
requirements for buildings between 50,000 to 149,999 gross square feet to find the fagade
standards and required building materials. Please provide a list of materials to be utilized
with their corresponding percentage of usage on each fagade. Please be aware that
corrugated metal is not an approved building material and that no more than 20% of any
fagade can be metal.
5. Please provide a U-shaped bike rack for the required eight bicycle parking spaces.
6. Please show placement of colors on each fagade.
7. FYI — Attached signage will be permitted separately.

PLANNING
1. Repeat: Please provide a site map for building orientation and label each fagade according
to its relation to the right-of-way (example — Elevation facing the Right -of -Way, North
Elevation, etc.). As referred to in the memo, this response was provided on Sheet A0.1, but
this sheet was not provided.
2. Repeat: Per the Unified Development Ordinance Section 7.9.13 'Standards for all Non -
Residential Structures', all non-residential structures must provide two different
architectural features every 60' on facades not facing the right-of-way and every 45' on
facades that face the right-of-way. Features that are permitted to meet this requirement
include:
• Canopies, permanent decorative awnings, or windows accompanied by over -hangs;
• Wall plane projections or recessions with a minimum of four -foot depth;
• Pilasters or columns;
• Recessed entries, stoops, porches, or arcades;
• Balconies that extend from the building; or
• Boxed or bay windows.
3. Repeat: Because this building is part of a combination of buildings in one building plot,
please refer to Sections 7.9.13 and 7.9.F of the Unified Development Ordinance NRA
Summary Table for requirements for buildings between 50,000 to 149,999 gross square feet
to find the fagade standards and required building materials.
4. Repeat: Please provide a list of materials to be utilized with their corresponding percentage
of usage on each fagade. Include percentages for all openings, also.
5. Where will the proposed bicycle rack be located? Please indicate this on the Site Plan, as
well.
6. The signs above the bays will be included in the sign permit. Please be aware that the total
permitted attached sign area is equivalent to 2.5 times the linear footage of the main entry
fagade.

PLANNING
1. Planning keeps a copy of only the Elevations in this project folder. Because of this, the
Orientation Map will need to be provided on all sheets associated with the building's
elevations (Sheets A3.0, A3.1, and A3.2). Please revise. Additionally, please label the
building facades in relation to their locations as they are labeled on the Orientation Map (ex
— 17 Exterior Elevation: North Fagade Facing Right -of -Way)).
2. Please graphically show the recessions on each applicable fagade with a bold line.
Additionally, please accurately depict how the canopies will work in relation to these
recessions in terms of connectivity to building fagade (located on Sheet A3.0 and Sheet
A3.1).
3. 1 received the PBR metal sample and this proposed material does not qualify as an allowed
metal on our metal material list which includes stainless steel, chrome, standing seam metal,
or premium grade architectural metal. Please revise.
4. This proposed building is a component to a 61,000 square foot building plot which falls
between 50,000 to 149,999 square feet. According to the NRA Summary Table, buildings in
this category must utilize 25% brick, stone, marble, granite, the or specified concrete product
on fagades facing the right-of-way and 10% for other sides if visible from the right-of-way. In
this case, elevation 17 will require 25% and elevations 12 and 14 require 10%. Please
revise.
5. Staff has determined that the stoops will not qualify as an architectural feature as they are
not accenting the building's fagade. A suggestion to meet the requirement for two different
architectural features each 45' for fagades facing the right-of-way and 60' for those fagades
not facing the right-of-way would be to provide brick pilasters. Not only would it meet this
requirement, but the need for 25% or 10% (depending on which fagade) masonry as well.
Please revise.
6. Please designate material usage and windows/door openings per fagade.
7. Elevation 07 appears to exceed the 75% EIFS allowance. Please revise if this applies.

1. Thank you for providing a vicinity map. Please change "Villa Maria" to "University Drive".
2. 1 received the A -Panel metal sample and this proposed material does not qualify as an
allowed metal on our metal material list which includes stainless steel, chrome, standing
seam metal, or premium grade architectural metal. Please revise.
3. Per UDO Section 7.9, two different architectural features are required per fagade. Please
show that this requirement has been met by labeling each.
4. Repeat: Please graphically show the recessions on each applicable fagade with a bold line.
5. Per UDO Section 7.9, any fagade can have a maximum of 20% metal. Please revise the
material proposed for the back building fagade.
