SUBJECT: Indian Lakes Ph 15 - Preliminary Plat
Staff reviewed the above -mentioned preliminary plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Once all comments have
been addressed and the following information submitted by 10:00 a.m. on any Monday, your
project will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24'k36' copy of the revised preliminary plat,
Thirteen (13) 11"x17" copies of the revised preliminary plat,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to

Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING
The lots do not close based on the curve and lines provided. Please revise.
Please update the 'Location within Indian Lakes' map to reflect the boundaries of Indian
Lakes as shown on the Vicinity Map.
Please update Note 8 to read that all lots in Phase 15 are to have individual on -site sewage
facilities.
Please revise the adjacent lot to show its legal description as Phase 4 Block 8 Lot 11 C-R.
Please add the Certificate of Ownership and Certificates of Surveyor/City Engineer/Planning
and Zoning Commission, etc to the document.
Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1

Please label the adjacent 10-ft rear lot PUE in Phase 8.
Please verify that a private drainage easement is not needed for drainage crossing along
the back portion of Lots 1 & 2. Is this considered a "Drainage Way" as referenced in Note
#10?
Please provide a letter from Wellborn SLID indicating their intent to serve this phase and
verifying capacity.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.
