SUBJECT: INDIAN LAKES PH 16 (PP) -Preliminary Plat
Staff reviewed the above -mentioned preliminary plat as requested. All of Staffs comments
have been addressed and your project will be placed on the June 6, 2013 Planning and Zoning
Commission meeting at 7:00p at City Hall, located at 1101 Texas Avenue South, College
Station, Texas.
The agenda and staff report can be accessed at the following web site on Monday the week of
the P&Z meeting.

SUBJECT: Indian Lakes Ph 16 - Preliminary Plat
Staff reviewed the above -mentioned preliminary plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Once all comments have
been addressed and the following information submitted by 10:00 a.m. on any Monday, your
project will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24'k36' copy of the revised preliminary plat,
Thirteen (13) 11"x17" copies of the revised preliminary plat,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to

Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. If all comments have not been
addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Indian Lakes Ph 16 PP—13-00900065
PLANNING
1. Pease add the missing line label on Mesa Verde to ensure that the boundaries close.
2. Please revise the 'Location Within Indian Lakes' map to show the actual boundaries of
Indian Lakes Subdivision so that it reflects what is shown in the 'Vicinity Map'.
3. Please provide the lot and block information of the abutting Indian Lakes Subdivision and
Deer Park Subdivision properties.
4. Please remove all Certificates from the plat as this is preliminary and they are not required
until the Final Plat.
5. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. Please show all required PLIES including the 10-ft rear lot PLIES.
2. Please show the 10-ft rear lot PLIES on the adjacent Phase 2 lots.
3. The fire hydrants can be near the intersection of two waterlines, but cannot be at the
intersection as shown. Please revise.
4. Please label the waterline sizes on the culdesacs.
5. Please add a note indicating that all structures must be within 500-ft of a fire hydrant as
measured along the right-of-way.
6. Please provide a letter from Wellborn SLID indicating their intent to serve this phase and
verifying capacity.

ADDRESSING
1. Please propose a new street name for Apache Creek Cove and Black Hawk Cove . The
names, or a similar street name, already exists in College Station, Bryan, and/or the County.

COUNTY COMMENTS
1. Reference the correct date and version of FEMA Flood Insurance Rate Map in Note 2.
2. Depict all P.LI.E.'s which are described in Note 4 on the plat drawing. Also depict 25'
building setback from each street (this includes side lot setback to Mesa Verde Drive for
Lots 1, 4, 5, 8).
3. Provide Public Drainage Easement for Maintenance of Cross -Culvert Channels (size will
vary depending on channel and number of proposed conduits) (See pencil mark-up).
4. Provide Cross -Culvert at Apache Cove and a separate Cross -Culvert for those flows under
Mesa Verde Drive. (Red -Lined)
5. Provide all Approval's from City of College Station.
