Veronica J.B. Morgan, P.E., C.F.I\ Registered Professional Engineer State of Texas No. 77689 Redmond Shopping Center in College Station Page 1 WATERLINE ANALYSIS REDMOND SHOPPING CENTER MARCH 2O13 INTRODUCTION Redmond Shopping Center (RSC) will be located in College Station, Texas, at the address 1530 Texas Ave. at the intersection of Texas Ave. and Redmond Dr., across Texas Avenue from the Central Station Shopping Center. The proposed development will be a single general commercial facility with multiple tenants. The overall site plan is provided in Exhibit 1. FIREFLOW DESIGN CRITERIA An updated City of College Station system MikeURBAN model was used. In order to determine if this model was calibrated two runs were performed. 1. Run 1 —Average Day Conditions without RSC's Development (Exhibit 6) 2. Run 2 —Average Day Conditions without RSC's Development and Fire Flow at Node 6000 (Exhibit 7) The results from these runs were compared to a fire flow pressure test performed by City of College Station Utilities (Exhibit 9). Based on the output it was determined that the model slightly underestimates pressures when compared to those measured in the field. As a result the model is considered to be conservative in predicting pressures within the water distribution system. A comparison of measured and modeled values can be found in Table 1. Table 1 - Calibration Results FLOW HYDRANT Measured Modeled Node Number 6000 Nozzle size 2.5 Pilot reading in PSI 72 81.8 Flow in G.P.M. 1435 STATIC HYDRANT Measured Modeled Node Number 490 Static PSI 104 97.8 Residual PSI 96 90.9 The demands utilized for this analysis were based upon the flow demands estimated by the MEP engineer using fixture units within the building. Table 2 illustrates how the water demands were calculated. 2edmond Shopping Center in College Station Page 2 Table 2 - Water Line Demand Data Avg Peak Use Area (SF) Demand Demand (gpm) (gpm) Commercial 9,181 28 110.0 This water demand was allocated to Node 'RedmondNode2' in the model, while Table 3 shows the water line information (size, length, connectivity) for the model. The corresponding MikeURBAN line and node identifiers are provided in Exhibit 2. Table 3 - Water Line Length Data Pipe From Node To Node Length (ft) Size (in) Number/Name RedmondSu 16 RedmondNode1 1 RedmondNode2 501 6 RedmondFire6 RedmondNode2 RedmondNode3 38.5 6 Redmond Shopping Center consists of an 8,640 SF structure and 541 SF outdoor patio equaling a total of 9181 SF. RSC will be constructed using Type 1113 construction and will contain a fire suppression system. Based upon Table B105.1 of the 2012 International Fire Code (Exhibit 8) the required fire flow for this facility is 2,000 gpm. This flow can be reduced by 50 percent due to of the presence of a fire suppression system. The minimum required fire flow of 1500 gpm was used when modeling the system. To simulate the fire flow for the building, we placed a 750 gpm fire flow at Node 'RedmondNode3' and another 750 gpm at Node'464'. Node'464' is an existing fire hydrant located on the south side of Redmond Dr. shown on Exhibit 2. The results from the run show that the current and proposed waterlines will sufficiently serve the fire flow needs of Redmond Shopping Center, keeping pressures in the proposed waterlines above 20 psi, and velocities at or below 12 fps.
