Traffic Impact Analysis for Redmond Shopping Center To whom it may concern, Per the UDO Section 7.12.C.2, a TIA is required if the product of the rate shown in 7.12.B Table 2 and the total square footage in a C-1 zoned project exceeds 150. The total square footage for the proposed building and outdoor patio is 9,181 square feet and from Table 2, the number of trips/KSF is 3.75. The number of trips generated from this proposed use is therefore 35 trips, which does not exceed the 150 threshold. Therefore we have not completed a TIA for the project.
