Box 9960 College Station, Texas 77842 RE: Redmond Shopping Center— Driveway Throat Depth Waiver Request Dear Erika, We are requesting a driveway throat depth waiver on the 2 driveways being constructed with the Redmond Shopping Center project. The throat depths as designed are as follows: Texas Avenue = 36.37 feet Redmond Drive = 20.43 feet These are less than the required 55 feet for Texas Avenue and 25 feet for Redmond Drive. Texas Avenue The throat depth design on Texas Avenue is driven by the existing cross access easement that was granted between the two parties a few years ago. This cross access easement location was approved by the City of College Station and was placed on the adjoining property in an effort to consolidated driveways on Texas Avenue. The depth of this easement was driven by an existing retaining wall which is required because of a difference in grade between the two properties. We have pushed the adjoining drive location as far back into the access easement as possible without encroaching on the neighboring properties retaining wall. Redmond Drive The throat depth on Redmond Drive is driven by the desire to have "communication" between the front and rear parking lots. This will allow the site to circulate more effectively and allow patrons who enter the front parking lot to move to the rear parking lot without having to "back out' and exit back to Texas Avenue and then turn on Redmond Drive. We believe that the design as proposed will operate effectively. We appreciate your consideration of our request.
