of staff review comments detailing items that need to be addressed. Please address the

PLANNING
1. Please add the total square footage of all outdoor seating, total land area of the subject lot,
property legal description, zoning information for the subject and abutting properties, north
arrow, property legal description, and parking calculation that includes the indoor and
outdoor restaurant and waiting areas.

4. Provide a general note on the site plan that all roof and ground -mounted mechanical
equipment shall be screened from view or isolated so as not to be visible from any public
right-of-way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture and
scale to maintain a unified appearance.
5. Provide a general note on the site plan that states the following: Exterior building and site
lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The
light source shall not project below an opaque housing and no fixture shall directly project
light horizontally. Fixtures will be mounted in such a manner that the projected cone of light
does not cross any property line.
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

drawing as well as a cost estimate for the public waterline.

- A profile sketch showing the connection to the existing waterline, depth of
connection, valve placement, etc. needs to be submitted.
- It appears that the existing waterline is located under the sidewalk. This permit
will need to include repair of the sidewalk to match existing sidewalk. Notes
and standard details for sidewalk repair must be included.
- Please submit a cost estimate for the proposed public fire line, isolation valve,
and other repairs in the public ROW. (Please note that if greater than $20,000 a
professional engineer must prepare & seal plans.)
- Since the waterline connection is proposed within the TxDOT ROW along
Texas Ave., please submit a TxDOT Utility Permit Application. (FYI... There is
an existing 8" waterline within the parking lot in front of Spec's and Kohl's. If
you were able to tie onto that line, TxDOT permits and sidewalk/ROW repair
would not be necessary.)
- The proposed valve adjacent to the tap will need to be noted as an isolation
valve, meaning the line beyond valve to the building will be privately owned
and maintained.
- Please add note on the plans that the fire suppression line shall have a
lockable lid on the isolation valve. The lockable lid shall supply the same
protection as the AMP or USA, LL562 Locking Lid at a minimum. An alternate
lockable lid shall be approved by College Station Utilities Director or his
designee.
