SUBJECT: Primrose School Project - NRA Review
Staff reviewed the above -mentioned Non -Residential Architectural plans as requested. The
following page is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information by any Monday at 10:00
a.m. for further staff review:
One (1) revised set of elevation drawings
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised elevations, please attach a letter
explaining the details. If you have any questions or need additional information, please call me

PLANNING
1. All structures must meet Non -Residential Architectural Standards. This includes shade
structures. Color and material samples will be need for the shade structures. Exposed steel
is not an approved material.
2. Please clarify the material of the frieze board and prefinished fascia.
3. The materials legend must be revised to not include the roof portion of the building.
Awnings may also be removed from the materials calculations.
4. Please add the square footage and color of each color for each fagade to the Exterior Color
Schedule. Accents colors may be 15% of each fagade. Awning need to be included in
these calculations. but not roof material.
5. One addition architectural relief element (not an awning since that is already being used) is
required on the right side of the northwest fagade.
6. Vinyl is not an allowed material. An alternative choice must be selected.
7. Please submit photos of the proposed exterior lighting fixtures. FYI... Wall packs violate
Section 7.10 of the Unified Development Ordinance (UDO) unless deflectors are added to
the fixture.
8. Please add a note that signage is permitted separately. The sign graphics are not being
reviewed with the NRA application.
9. Please add a note that the Tower Point Phase 12, Block 2, Lot 1 is part of the Tower Point
Phase 12 building plot (b.), as identified on the approved Preliminary Plat, for the purpose of
signage, landscaping, and Non -Residential Architectural Standards for building plots
between 20,000 and 49,000 square feet.
10. Please revise the title block to include the owner's name and contact and the subdivision
information
11. Provide a general note on the site plan that all roof and ground -mounted mechanical
equipment shall be screened from view or isolated so as not to be visible from any public
right-of-way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture and
scale to maintain a unified appearance.
12. Provide a general note on the site plan that states the following: Exterior building and site
lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The
light source shall not project below an opaque housing and no fixture shall directly project
light horizontally. Fixtures will be mounted in such a manner that the projected cone of light
does not cross any property line.

1. Repeat: All structures must meet Non -Residential Architectural Standards. This includes
shade structures. Color and material samples will be need for the shade structures.
Exposed steel is not an approved material. The letter requesting waivers to NRA for shade
structures was considered. An exception is not being granted since other stucco and brick
materials are being used in the same area. The color of the shade material also needs to
be submitted.
2. Repeat: Please clarify the material of the frieze board and prefinished fascia. Hardi-board
needs to be added to the materials legend.
3. Repeat. Please add the square footage and color of each color for each fagade to the
Exterior Color Schedule. Please identify the awning color.
4. Repeat: Vinyl is not an allowed material. An alternative choice must be selected. This
material is shown for shutters.
5. FYI: Not all light fixtures submitted for review comply with Section 7.10 of the Unified
Development Ordinance (UDO). Wall packs are not permitted unless deflectors are used.
Decorative lighting may be used when the light is ambient through the use of frosted glass.
