Box 9960 College Station, Texas 77842 Re.: BFE Approximation for University Park Villas University park Subdivision, Section 2, College Station, Texas ABEi # 1000015.2 Dear Mr. Thompson: This letter summarizes the method and assumptions used for approximating the Base Flood Elevations (BFE's) for the drainage creek adjacent to the subject property (University Park Villas Development) that lies in the Special Flood Hazard Area (SFHA), Zone 'A' at the end of Summer Ct. cul-de-sac. The property is located in the shaded area Flood Zone "A" and the unshaded Flood Zone 'X', as shown on FIRM (Flood Insurance Rate Map) map, Map Number: 48041C0142 C, effective date of July 2, 1992. Hydraulic Analysis The watershed basin that contributes to the drainage creek adjacent to the subject property is approximately 90 acres. The runoff from this area flows to Burton Creek. Utilizing the SCS Hydraulic Modeling Method, Manning's Equation, and 'Flow Master - V 6.0' by Haestad Methods software, the 100 year water surface elevations for two cross section points were determined. Hydraulic Calculations/Assumptions In determining the drainage flows for the creek and the 100-Year water surface elevations, the most conservative values were used for the SCS Hydraulic Model and the Manning Equation. The Curve Number (CN) used was 95 for the soil Hydraulic Group D. Incorporating these values, a 100-Yearflow of 730.73 cfs was determined. A Manning's Coefficient of 0.15 was used for the natural stream with heavy weeds and underbrush, also a very conservative value. Using this peak flow amount and 'Flow Master-V6.0', a water surface elevation was determined for two cross sections. The 100-Year water surface elevations for Cross Sections 1 & 2 were determined to be 278.22 feet and 276.93 feet, respectively. (See Attachment #1 and SCS Drainage Calculations Sheet) Conclusion With the calculated BF E's for the subject property at 278.22' and 276. 93' and the minimum finished floor elevations for the two buildings at 286.50 feet and 286.50 feet, respectively, it is the determination found herein that the buildings that are partially placed in the SFHA Shaded Zone 'A' will not be impacted by a 100-Yearflood event. Compliance with City Standards From the information that is presented in this report, we have shown that the development of this site will meet the City's policy.
