Hovde, Staff Planner SUBJECT: COLLEGE HEIGHTS ADDITION LOT 8R1 & 8R2BL - Replat Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. One (1) 24"x36" copy of the revised final plat; One (1) 11"x17" copies of the revised final plat' Parkland Dedication, applicable to multi -family development, must be submitted prior to the issuance of a building permit; One (1) Mylar original of the revised final plat (required after approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: pdsdigitalsubmittal(cDcstx.gov. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. http://www.csb(.gov/pz Please note that a Mylar original of the revised final plat will be required after approval and prior to the filing of the plat. The proposed replat may be processed as a minor plat; therefore, $232 of the application fees will be refunded to you. 2. Please revise the scale provided within the title block to be 1 "=20'. 3. The Approval of Planning and Zoning Commission needs to be replaced with a Certificate of City Planner. 4. Please label each lot with the block number, square footage, and any proposed PUEs. 5. Improvements may be removed from the Original Plat side of the document. Please clarify if the currently fenced area is required to meet the parking needs of the property to the north. 6. Please provide documentation that the blanket BTU easement referred to in the title report is expired. 7. The metes and bounds provided differ from the title report slightly. Please clarify or revise. Also, please mark a Place of Beginning on the plat. 8. Note 5 needs to be removed since the property is zoned for multi -family development. 9. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 10. There is a sanitary sewer line that runs across the property, approximately along the property line between Lot 9&10 of the Cooner Addition. Please extend a 20' public utility easement centered on the sanitary sewer line. Reviewed by: Danielle Singh Date: July 30, 2012 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. The following easements will be required: • 5' PUE from the front of the property on Jane St along the line identified as N42°14'00"E- 115.05' NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 3 5' PUE intercepting the above requested PUE and turning 90' to follow the line identified as S47°50'49"E-31.75' and going from lot 8R1 into lot 8R2. GENERAL ELECTRICAL COMMENTS (Construction Phase- Not Plat Related) Developer installs conduit per CSU specs and design. CSU will provide drawings for electrical installation. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. Developer secondary pedestals per CSU specs and design, secondary pedestals provided by CSU. ENGINEERING COMMENTS NO. 2 1. 1 apologize for not seeing this on the first review, but this area is designated for future utility rehabilitation projects. Please add a 10' Public Utility Easement along the front of the lot along Jane Street. 2. FYI- any new sanitary sewer services will need to tie into the line on Jane Street. Comment from the landowner, "The property to the north (Lot 10, Block 2) contains an 8 bedroom duplex structure. There are more than 8 parking spaces on lot 10. The fence was erected to screen the old withered house which was formerly on the southern portion of the subject lot we are replatting." 6.
